Fully upgraded top to bottom! True ski-in/out on 4oclock ski run. 10 minute walk to downtown Breck. The master features a king and attached bathroom while the guest bedroom has a queen bed with lofted twin and adjacent bathroom. The stocked kitchen has everything you need to cook and serve a meal and is open to the dining area and living room w/ sofa bed & gas fireplace. Private washer/dryer. Mountain View of Peak 8 from private balcony. Indoor pool, hot tubs on site. Heated bathroom floors.
The space • Living room with gas fireplace, sofa with pullout bed (upgraded American Leather sleeper sofa). • Dining area with seating for 6 at the main table and seating for 2 at the bistro table. • Full kitchen with everything needed to cook and serve a meal. Well stocked! Filtered water tap located at the kitchen sink. • Master bedroom with king bed and attached bathroom with shower/tub combo and heated floors. • Second bedroom with queen bed, lofted twin bed and hall bathroom with shower/tub combo and heated floors. • In-unit private washer/dryer. • Dedicated entry with built-in ski/snowboard racks, helmet cubbies and bench. • Private deck with views of the Ten Mile Range and 4 O'Clock Run.
Building and Premises: • Availability to park one car in covered garage or outside. • Common area includes one indoor and one outdoor hot tub, and an indoor heated pool. The indoor hot tub is open only during ski season. • There is an elevator available, but 2 sets of stairs totaling about 10-12 steps is still required to reach the front door. • Direct access to 4 O'Clock ski run (this run is dependent on snow pack and may be closed early and/or late season).
Parking Limit: 1 car - There is outdoor parking available (2 near the condo entrance and several more in the upper parking lot), as well as covered garage parking (height restriction 7'0"). Additional or oversized vehicles that are unable to fit in a standard parking spot must park at an overflow overnight lot. More information can be found at BreckPark. Occupancy Limit 7 guests
Ski Access: This is building is located directly on 4 O'Clock Ski Run. Hop on the run and take a short ride down to lower 4 o'clock which will dead end across the street from the Snowflake Lift (peak 8 and peak 9 access). You will have to take your skis/snowboard off and walk across the street and then put your gear back on in order to ride the Snowflake Lift. *Snowflake Lift and/or 4 O'Clock Run may be closed early and/or late season and are subject to snowpack and mountain conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations.
Location: • Downtown Breckenridge is a 10 minute walk downhill from the condo. There is a liquor store and a Teppanyaki restaurant. • The closest ski and bike rental shop is Charter Sports, next to the Snowflake ticket office (on the lowest level of Blue Sky Resort).
Provided Items: • The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge. • The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer. • There is a pack n play crib available in this property. Pack n play sheets are not provided. • Hot tub towels are provided.

Other things to note » The minimum age to rent is 21. » Maximum occupancy (7) cannot be exceeded at any time. » There is a $25 fee to return lost and found items, in addition to any shipping charges. » There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time. » Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters. » Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses. » This house is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes. » There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night. » Per the HOA, pets are strictly prohibited. » Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.

This condo had everything you could want! The kitchen layout was fabulous. Beds were extremely comfortable; even the fold out couch was a great mattress! It was awesome to just walk from the front door right to the 4 o'clock run and hop on the snowflake lift. I will definitely be back here!

Very efficient process to get us in and out. The property is as advertised. It is fully skin-in and 99% ski-out. Comfortable, updated space. Tastefully decorated and ready for skiers. Cubbies for helmets, gloves, pegs for ski poles, designated space do skis, rack for boots. Lost of hooks and pegs! We never were so organized on our ski trips . We are also grateful to the host for the well appointed kitchen.
