H2O 360 is situated on a deep water canal in the north end of the island with easy access to Bimini Bay, Tampa Bay and the Gulf! And the water doesn't stop there. You will also marvel at the breathtaking heated pool with sun shelf and hot tub in the expansive backyard.

When you enter the main area of the home you will be greeted by the open concept floor plan featuring a wall of windows in the living room with a gorgeous view of all that the backyard has to offer. There is a bonus sunroom off the living room that also provides a great view. You will fall in love with the colorful coastal feel and plank tile floors throughout, including the large screened lanai for indoor/outdoor living.

H2O 360 sleeps plenty of guests in one of the three tropical bedrooms. Relax in one of the two king bedrooms which each provides a convenient desk for the occasional work from home necessity. Kids will love the nautical themed custom bunk beds in the third bedroom with twin trundles offering a choice for everyone. This room even includes its own cable TV for movie night.

H2O 360 is located only two blocks from the gorgeous white sand beach and beach towels are provided. There is room for up to a 21 ft boat at the dock (behind the lift) so feel free to rent one or bring your own!

*Please note that the boat lift and any onsite motorized watercraft are not available for guest use*

PAYMENT AND CANCELLATION TERMS WHEN BOOKING ON VRBO

At the time of booking your credit card will be charged by BEACH BOUTIQUE RENTALS for your deposit payment. You will also see a separate charge by VRBO for their service fee.

We require an initial 25% deposit with final payment due 60 days prior to your arrival date. Full payment will be due immediately if the arrival date is within 60 days.

Although the VRBO policy states no refunds, we will refund in the event that you need to cancel your reservation prior to 60 days before your arrival date. We will implement our Beach Boutique cancellation policy as indicated on the rental agreement. This allows for a refund of the deposit paid minus a $250 cancellation fee and the original management fee. Within 60 days of arrival there are no refunds.

PET POLICY:

We are DOG FRIENDLY! A fee of $150 + tax is required in advance for each dog you are bringing.

2 pets maximum unless granted an exception. Weight limit of 75 lbs maximum per pet.

Due to property insurance policies and liability concerns NO dangerous breeds or aggressive animals are allowed. The following breeds (purebred or crossbred) are not permitted:

Pit Bull, Akita, Rottweiler, German Shepherd, Siberian Husky, Malamute, Doberman Pinscher, Chows, Any Wolf-dog hybrid, Any other dog that has been known to have bitten anyone

ADDITIONAL INFORMATION

We generally require a minimum stay during the high season. We are more flexible in the off season so please send us a message if your dates appear unavailable. We may be able to accommodate you!

Housekeeping will provide a starter supply of toilet paper, soap, and garbage bags but guests will likely need to replenish the supply during their stay.

Our cleaning fee includes a professional linen service. When you stay with us you can rest assured that you will have high quality linens such as those at a fine hotel. We also provide plenty of luxury bath and beach towels.

Anna Maria Island is a family community and the city imposes a strict noise ordinance. Please adhere to our good neighbor policy and observe the local quiet hours between 10 pm and 8 am. No loud music or use of the pool is allowed during these hours along with any other noise which may disturb the neighbors.
