New build in 2016 - Lakefront house with 4 private suites, including 9 beds sleeping 13 comfortably. Local to downstate attractions with the secluded up north feel. Fully furnished home including 2 televisions, WIFI, 2 fridge/freezers, beverage fridge, outdoor patio with firepit and gas grill. Lakefront provides use of patio furniture, beach toys, kayaks, row boat, rafts, trampoline, and fire pit. Located on private Runyan Lake.

Room #1 - Master Suite (main level) includes one king bed, private bathroom with walk in shower suite and closet. Smart TV with multiple streaming services and local HD channels. Enjoy views of the lake and direct access to the patio and lake via a full wall sliding door wall.

Room #2 - In-Law-Suite (main level) includes one king bed, private bathroom with walk in shower suite and closet. Partial view of the lake and side yard.

Room #3 - Guest Suite (2nd floor) includes one queen bed, two twin beds, private bathroom with tub/shower suite and closet. Extra storage area for pack `n play, toys, and extra items. Enjoy unobstructed views of the lake, overlooking the patio and firepit.

Room #4 - Kids Suite (2nd Floor) includes one twin over full bunk bed, two twin beds, private bathroom with walk in shower and closet. Enjoy direct view of the lake though mature maple tree, overlooking the patio, hammock, and trampoline.

Great Room - Amazing views of Runyan Lake, Smart TV with multiple streaming services and local HD channels including DVD player with selection of movies. Gas fireplace that lights with the flip of a wall mounted switch. Access to board games, puzzles, free weights and more provided.

Kitchen - Gorgeous, fully decked out custom kitchen with massive island that comfortably seats 10 with direct access to the pantry / laundry room on the main level. Additional dining table area between the kitchen and great room that seats 4 to 6. The half bathroom is within steps of the kitchen, great room and main entrance. Exceptional views of the lake from the great room and kitchen.

Lake Toys - 3 kayaks (250lbs rating), row boat, floating raft, lily pad float, various water floats, life jackets (infant to adults, various sizes), and trampoline are available at renters risk and responsibility.

Yard - House includes a spacious side yard, large custom patio surface which includes a natural wood firepit (firewood is included), wicker furniture set and dining table. Relax in the provided hammock, play in the water while using the floating raft and Lily pad, cook your meals on the natural gas grill and enjoy your s`mores (cooking sticks included) as your day winds down.

Please do not ask for an early check-in before the morning of your arrival. We will not know if our place will be rented the night before your stay until the last minute.

Full access to the entire property with the exception of the detached garage, 3 internal closets, and the mechanical room which are reserved for the owners personal property. The pontoon boat, ski boat, and two wave runners are NOT INCLUDED in the rental.

We will provide on site support as needed. We live about 45 minutes away and will address any issue within 24 hours or less.

Private All Sports Runyan Lake - Secluded location. Guests CAN NOT bring motorized watercraft, ONLY kayaks, canoes, and similar allowed.

The lake house is accessible via a 1 mile dirt road passing lake front properties just off of US23 (south side of Fenton, MI). Plenty of on property parking.

Runyan Lake is an all sports private lake consisting mostly of fulltime residences. Since it is a private lake, personal powered boats, jet skis or wave runners are NOT ALLOWED to be brought to the lake. Your personal kayaks, canoes, and rafts are allowed as long as you can carry them through the yard.

Please be respectful to the neighbors and reduce loud music and outside activity after 11:00 pm. The speakers on the patio are directed toward the firepit and lake, they make for relaxing times even after 11:00pm, please enjoy even if its late into the night!

Summer vs. Winter -
- Since we are located in Michigan, we need to protect our property during the seasonal changes. We attempt to have our lake toys available by mid-May and typically need to remove them from the water in mid-October. The rafts, floats, docks and boats will all be winterized and stored for the winter seasons.
- The lake may freeze completely over during the winter and is suitable for ice fishing at your own risk. We will do our best to accommodate all activities throughout the seasons.
