After a day of adventures and exploring all that Seattle has to offer, relax in the HOT TUB on the deck. Family movie night has never been more memorable. Upon entry, you will immediately be transported into the ultimate modern Seattle retreat. The home features a lot of glass, enhancing the modern aesthetic, including floor-to-ceiling windows, walls, and art. With an open floor plan, enjoy many areas of the home without having to leave the room. Start your morning with a cup of coffee accompanied by breathtaking views. The dining area is the perfect place for dinner with the family illuminated by gorgeous light fixtures.

Take advantage of multiple living areas, the basement features the perfect entertainment zone. Honestly, it`s what dreams are made of. Lose track of time and spend the day creating core memories with the whole family.

ENTERTAINMENT:
*6 TVs in the Living Room, Master Bedroom, Guest Bedrooms (2, 3 and 4), Basement and Kitchen where you can access streaming apps. Guests have to log into their own streaming account. Please don’t forget to log out from your account at the end of your stay

This home is professionally managed. We are a friendly team of folks who look after this beautiful property while the owners are away. We ask you to keep in mind, this is a private home which the owner retreats to. We simply ask that you respect & take care of the property as if it were your own. Let that love flow.

**We are available to you for standard check in times should you require any assistance from 4pm - 6pm. For after these hours we may be available for emergencies only and only then via Airbnb message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.

The area offers residents a dense urban feel. Enjoy the walkable city lifestyle, walking distance to PCC Community Markets, grocery stores, restaurants, art walks and poetry.

Depending on your itinerary while in town, you can either rent a car or many guests rely on Uber and Lyft which are always available within minutes.

IMPORTANT - Home Truths:
*Hot Tub is for ADULTS ONLY - Hot tub is 18` away from the deck railings. Please, watch your children closely in the deck area. .
*BE CAREFUL, especially with children - Glass wall on stairs, many steep stairs in and around home. Watch your children going up/down the stairs.
*THIS IS NOT A PARTY HOME - Quiet neighborhood (loud parties won`t go over well with neighbors)
*Basement has unfinished concrete floors
*Located in Seattle proper, which means all of the lots are small and houses are close together. Fences were added for additional privacy.

SECURITY CAMERAS:
*4 total outdoor cameras: (2) Front porch, (1) Front carport (from upstairs deck), (1) Blink bell - video doorbell

This is a completely newly updated home, with newly furniture, memorabilia and we want to host guests that can take care of it and keep it in excellent condition until the owners return.

Please inquire before confirming your booking if you`re not 100% sure about the space. The description and the pictures were meant to describe it as much as possible, but if you have any questions please don`t hesitate to ask them.
HOUSE SPECIFIC RENTAL TERMS & POLICIES:
By booking this home you agree to the rules and conditions outlined at the Guest Terms page found by accessing air concierge online and navigating to the Footer where such terms can be found as titled Terms and Conditions Guest Terms - Air Concierge, as well as those denoted below. Should there be a conflict between the booking platform Terms and Conditions, and those listed on the link above or herein, then the terms most favorable to us as the Host shall take effect.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 10am
-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform.
-The maximum occupancy for the property may not be exceeded at any time.
-Host may request a photocopy of renter`s ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay.
-Absolutely no parties or loud music. THIS IS NOT A PARTY HOME - Quiet neighborhood (loud parties won`t go over well with neighbors)
-This is a NON-SMOKING property.
-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.


Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.

Wonderful house. My favorite was having the panoramic view of puget sound from the top-floor bedroom. The neighborhood was dense yet very quiet and peaceful. 20-30 minutes from downtown seattle. One of the top places i've rented. Can't imagine being anywhere else if we return to seattle.

Very peaceful neighborhood, beautiful views of puget sound. Wonderful 2nd floor master with wall windows to view all. 5minutes to the grocery store.

We had a great time during our week. We needed a home base while our daughters were competing in the little league World Series and this was a great choice. The views of the sound and Olympic mountains were breathtaking every single day! The home was stocked with everything we needed from cooking/grilling to our sleeping arrangements. I think it’s important to mention that the twin bed was more of a built in day lounger located in an office of sorts and we had to put a blanket up to cover the door at night. This wasn’t a big deal for us and we easily made it work but it was not exactly what we were expecting. The sports memorabilia and collectibles were a huge enjoyment for us all and kept the guys talking about it daily!

Beautiful views in a quiet Seattle neighborhood

This home is located in a peaceful northern Seattle neighborhood close enough to enjoy everything we wanted to do in Seattle with multiple grocery stores very close. The views of the Sound and the Olympic mountains kept us outside in the upstairs lounging area most of the time we were there. The kitchen has any item you would need for preparing food and an impressive spice cabinet. I would like to note that the “twin” bed is actually a daybed that is ultra firm and not comfortable for sleeping. Also, the piano is not tuned to play which we discovered on arrival despite telling the host that the piano was one of the reasons I was drawn to the home. Regardless, we very much enjoyed our stay and would recommend it to others.
