**MUST READ PRIOR TO BOOKING**
Our properties are in quiet, Family-Oriented Neighborhoods. We have a NO TOLERANCE policy for Parties and Noise complaints. Unauthorized gatherings will result in your immediate removal from the premises without a refund.
• We can make exceptions to our rules, but you must request your exception in writing and have written approval from us.
• Primary Guest must sign a Rental Agreement and pool/hottub general liability waiver release (if applicable).
• No smoking allowed (of any kind) inside the home.
• Quiet hours are between the hours of 10pm and 7am.
• All check-outs are promptly at 11am.
• Furniture may not be re-arranged.
• No illegal substances allowed on the premises.
• Air mattresses must be requested prior to arrival and will only be provided if guest count merits them.
• Primary Guest must submit a photo of their ID (driver’s license, passport, state id), selfie, and must identify other guests by name during registration. This will require you to migrate from the platform.
• At management`s discretion, private security may be required (we utilize Echler USA). Details will be provided prior to guest arrival if this service is required.
• Total vehicle count and: make, model, and year may be required depending on property. Some properties have parking challenges and you will be prompted to provide vehicle information if the property you book is one of those properties.
*If we find that the number of guests we are hosting in our home differs from the guest count provided by the primary host, we hold the right to charge an additional penalty fee of $50 per additional guest - per night over the provided guest count.
**Guests will be charged for all damages and will be responsible for paying the max daily rate of $999 per night if we must block any days or cancel reservations due to the house requiring maintenance or additional cleaning after your stay.
*** Properties are located in an area where pests (including bugs, spiders, mice, etc.) naturally occur on occasion. If we receive notification of pests in writing, we will do our best to investigate and eliminate them as quickly as possible. The mere presence of pests is not grounds for a refund or reduction of agreed rental price.
**** Further information may be requested if the primary residence is in a 50-mile radius of the rental location including but not limited to social media handle/username, extended background check, and more.
***** In cases where the Police are called, the Primary Guest will be charged $1,000 (at Management’s discretion).
******Additional $500 charge if we are called or neighbors complain of loud noises after 10pm and before 7am.
******* Smoking in the home will be a $500 fine (at Management’s discretion).
******** All check-outs are at 11am, additional fees of $50/hour if you are late to check-out.
********* From time to time, odors may be present upon arrival, please notify us and we will remedy this as soon as possible.
**********If guests are dissatisfied with their stay for any reason, they will allow our team to evaluate the situation in person (visual inspection may be required) within 24 hours to determine if property is able to be repaired or if guests need to be relocated. If management determines a repair cannot be made within a reasonable time and the issue is significant enough to affect the guest’s stay, we will offer a comparable property for the remainder of the guest`s stay. If no comparable property is available and the situation cannot be remedied, we will issue the guest a refund for the remainder of their stay.

The house itself was incredible. Large rooms and big property. The only thing that I was slightly disappointed with was the request to get in one to two hours early. The property manager said that we could but that they charged by the hour to get in early. In all my experience with using VRBO I’ve never heard of a “policy” like that. I could understand it if it was at a popular destination and/or if it was on a Saturday, but this was on a Tuesday. Other than that it was great. My grandchildren enjoyed playing outside in the huge yard. The owners might need to get a couple more ping pong paddles (there were only 3 and one was down to the wood on one side) and a cord to make the basketball game work. Great proximity to Kings Island!

Superb location!

Location was fantastic for our family vacation. Just 10 minutes from Great Wolf Lodge and King's Island, one hour from the Ark Encounter. Plenty of bedrooms and bathrooms! Living room on main floor and lower level were very nice and inviting with comfortable furniture. We did not utilize the lower level very much, but it was nice and bright and huge. We appreciated the bottled water that was provided for our stay. It was a bit difficult trying to regulate the air temperature upstairs, and the water pressure wasn't great. Also, we wished we had brought pillows from home, but that was our mistake. We fished almost every day during our week-long stay, and every one of us eventually caught a fish. The grass was not mowed around the fish pond until the last day of our trip. Honestly, the house could use a few updates, but overall we enjoyed our stay.

Thanksgiving with Family

The house and spaces were good for our group of 7 adults and 6 children. Basement was a good spot for a lot of play. Family enjoyed fun with ping pong and pool. Good location. However, there were several items that we all believed should have been better considering our rental: There were no garbage bags when we arrived, 1 dishwasher pod, the towels were ragged and very thin, inadequate toilet paper, the batteries in the fireplace candles were mostly dead. And with 3 fireplaces shown with the property, why weren’t any operational? It would have added such ambiance to a holiday. And the most glaring inadequacy was the heating system. It was very cold throughout the house, especially in the back bedroom. We discovered a leak under the sink in the kitchen and texted the number in our book on 2 separate occasions. There was never a response. We put a pail under the sink and emptied it as necessary. The day before we left, while making Thanksgiving dinner we moved one of the signs urging us to save water and discovered a handwritten note on the back, telling us the sink leaked and that a work order had been placed. We would never have seen the back of the sign because it was hidden by the ledge….. With attention to these areas, I’m sure the house might meet anyone’s expectations.
