Welcome to our Cowboy Ranch, a cozy Western-inspired retreat in the heart of Prescott Valley—perfect for families, friends, business travelers, and fellow cowpokes looking to relax and explore Northern Arizona. Conveniently located just minutes from dining, shopping, entertainment, and the Findlay Toyota Center, this 3BR/2BA home offers comfort, charm, and plenty of space to spread out.



After a day exploring Prescott or catching an event in town, settle in and enjoy the warm, welcoming atmosphere of this peaceful neighborhood retreat.



The spacious primary suite features a plush queen bed, dresser, closet, and private en suite bathroom with vanity and walk-in shower. Two additional guest bedrooms each offer comfortable queen beds, dressers, closets, and cozy touches to help everyone feel right at home. One bedroom also includes a desk/workspace tucked neatly into the closet area for guests needing a quiet place to work remotely.



The bright and functional kitchen is fully equipped with an electric stove and oven, refrigerator, dishwasher, coffee maker, toaster, cookware, and dining essentials—perfect for preparing meals before your next adventure. Enjoy gathering around the dining table or relaxing in the comfortable living room with a sofa and oversized reclining loveseat while watching your favorite movie.



Need extra space to unwind? The bonus family/den room offers a second cozy hangout area complete with an electric fireplace, Smart TV, and comfortable seating for movie nights or quiet evenings indoors.



Step outside to enjoy the fully fenced backyard featuring brand-new artificial turf, patio pavers, and a separate internal dog area designed with pets in mind. A dog door located in the laundry room allows easy backyard access for your furry companions. We happily welcome up to two well-behaved dogs with a paid pet fee prior to check-in.

Fain Park is a 100-acre park with a fishing lake, docks and picnic areas. Watson Lake offers boating, kayaking, hiking and rock climbing, while Whiskey Row sits directly across from Prescott’s Courthouse Plaza.



Other Things to Note:

We have Roku Tv's at the property. Guests must log in with their own streaming service credentials to watch tv. We do not have cable tv.



We have a keypad door lock for contactless entry. Guests are able to check in anytime after 4 pm of the arrival date.



The property has an overnight occupancy of 6 guests. Daytime guests must be previously cleared with the host prior to their arrival.



Additional rules

No parties or large gatherings on the property or in the house. House has a maximum occupancy of 10. Visiting guests need the hosts prior approval.



-The primary guest must be present. No sub-letting allowed. We prefer the primary guest to be over the age of 25.



-No parties, events or large gatherings allowed. Please respect our neighbors, quiet hours are 10pm-8am.



-Check in time is 4pm and check-out time is 10am. We may be able to accommodate an early check-in or late check-out, this is not guaranteed especially during peak season.



-No smoking of any kind inside the house or anywhere on the property, no illegal substances allowed on the property. There is a $500 fee if any guests smoke inside the house.



Quiet hours from 10 pm to 8 am. Please respect our neighbors and neighborhood.



Please note we have a Ring door bell located next to the front door that monitors the front door, we have a Ring floodlight camera located above the sliding glass door in the front of the house. This camera monitors the driveway and we have a Ring floodlight camera on the back of the house that monitors the backyard. The cameras monitor video and sound 24/7.



No tampering or blocking of our cameras is permitted or unplugging any wi-fi enabled technology that we use to give the guests access to the property and monitor the property.



The property has an Ecobee connected thermostat. Please note that guests are given a temperature range in which they can adjust the temperature up or down. Tampering with or disconnecting the thermostat will result in the immediate termination of the stay. Likewise, tampering with or disconnecting the router, network equipment, connected door lock, external cameras, ect will also result in the immediate termination of the stay.



Guests are welcome to adjust the temperature within a comfortable range. Please note the AC/heat pump unit is able to be lowered to 72°F for air conditioning and raised to 78°F for heating. Please message prior to booking if you have any questions about the range. Thank you.



There is an additional $60 cleaning fee for stay over 14 nights. I will send a separate request via the Airbnb resolution center for the additional cleaning fee.



We allow up to 2 well-behaved dogs on property. Pet owners must pay the pet fee prior to check in. Owners are responsible to clean up the yard of pet waste, not let dogs excessively bark and not leave them at the property for long times alone. Pet fee is non-refundable. If a per causes damage to the property, other costs and fees may apply. Guests are responsible for picking up pet waster from the yard immediately and disposing of in the outside trash can. Pet waste clean up fee is $60 per hour.



We have brand-new artificial grass and patio pavers in the back yard. Please DO NOT place any furniture, the grill or anything else on the artificial grass that may damage it. The grill needs to be used in the rocks only. It should not be used on the patio pavers or on the artificial turf. Guests will be held liable if they cause any damage to the turf or pavers.



Dog waste needs to be picked up immediately from the turf. If any residue from the dog waste is left over on the turf after pick up, please dump some water on the spot to wash away the residue. Thank you!



Guests who break the rules will be subject to additional fees, or immediate cancellation of the reservation without a refund.



Please note the following fees:

Unauthorized party ~ $1,000

Unauthorized pet ~ $300 per pet

Tampering with security cameras/devices ~ reservation terminated with no refund and $500 fee

Parking on properties landscaping or in the yard ~ $300 per vehicle

Extra cleaning ~ $60 per hour



Please Note: We are not responsible for items left behind at the property. If a guest forgets something, they will be responsible for a $30 handling fee (for our time) plus the cost of shipping to return the item. Thank you for your understanding.

Interaction with Guests:

We respect our guests’ privacy and provide a contactless check-in experience. We will not be on the property during your stay, but we are available through the app if you have any questions or need assistance. For urgent matters, guests will also receive a phone number to call or text.
