We can’t wait to host you at our home in the Ozarks. Perfect for guests who want to enjoy all NWA has to offer! A place were you can kick your feet up and just chill.

Enjoy golf, boating, fishing, swimming, hiking or biking? All are located close to the property. We are also only 7 miles to DT Bentonville. Right off of Tunnel Vision Trail..

Whether you are here mid-move or for fun, vacation, concert or work this will be the right place for you.

The space:
Stay and relax in this efficiently designed downstairs space, perfect for relaxing getaways. Set up for all your needs, it has plenty of space for work, fast internet for zoom meetings and brand new furnishings for relaxing nights in.

Bedroom is set up with a King size bed that has a new Zinus mattress and a 43in smart TV.

The living room has a comfy couch that easily pulls out into a queen sized bed (extra sheets and blankets in the closet) and Roku Smart TV ready for movie night.

The kitchen is organized and ready for cooking. Coffee bar with Dual coffee pot with full pot or Keurig cup capabilities. Washer and dryer in Unit. Propane grill on outside deck.

Starter toilet paper/paper towels/detergent/coffee/creamer/spices/trash bags/shampoo/conditioner/hand & dish soap provided. Guests will need to purchase more if needed during stay.

When you are ready for excitement roll out the mountain bikes and ride down the road to Bella Vista's Little Sugar and Back 40 Trail System which is a mecca for mountain bikers from all over the United States. Enjoy golf? You have come to right place as Bella Vista offers 7 different golf courses. Additional amenities: 7 Lakes (boating, fishing, kayaking, canoeing, and other outdoor water activities), a Beach, Pools, Gyms, Tennis Courts, a Gun Range, Museums, Mildred B Cooper Memorial Chapel, Hiking trails (Tanyard Creek & Sugar Creek).

Guest access:
Apartment is located in the basement portion of the home designed especially for a separate exterior entrance. (no access to upstairs unit)

Guests will have access to entire downstairs apartment/deck/driveway and parking to themselves. Guests will also have access to secure bike storage. one bedroom, one bathroom with a small shower, a fully stocked kitchen and a comfortable living and dining area where you can watch live TV or login to any of your favorite streaming networks.

**The property has 2 units
**Guests will not have access to the upstairs unit or storage building
**Backyard is shared with the upstairs unit that may have pets, although pets may never be left unattended.
**If you have a larger group and are interested in renting both upstairs and downstairs please reach out for availability.
Other things to note
**Bella Vista is a member only resort community. If you would like to enjoy any of the 7 lakes, 7 golf courses, 3 fitness facilities, 2 outdoor pools, 1 indoor pool, tennis courts or rent a kayak, or boat please give me the first and last name of each guest at least 7 days prior to arrival and I will get you a guest pass at no cost. I can't guarantee guest pass if not requested 7 days prior to arrival. You do not need a guest pass if you are enjoying any of the hiking or biking trails in Bella Vista.

**Many of the amenities (such as the pools, lakes) in Bella Vista have small fees in order for guests to use them. The parks and trails are always free! Please visit Bella Vista POA’s website for more details.


**There is some potential for noise, we are very sensitive to our guests' needs and privacy, but we can only do our best to control noise from other unit. Please be respectful and keep noise levels down after 10pm.

**There is central heat, but it is unfortunately not controlled in this unit. For your comfort we added a window AC/heater unit. If you are cold we also provide a space heater that will warm the whole place up in no time at all and we also fans/a window AC if you are a warm sleeper (like me!)

**Property is not pet friendly.

**We have Roku Smart TVs with a ton of free streaming channels or you can log into your personal accounts. We also have live Youtube TV in the living room.
