PROPERTY:

• LIVING ROOM: Relax on the plush sectional or bamboo loveseat beneath a neon-lit grass wall. Enjoy ultimate entertainment on the 75` 4K TV with soundbar, Cable, Netflix, and Chromecast.

• DINING/KITCHEN: Cook in a fully stocked kitchen with modern appliances (including a milkshake maker and Keurig) and dine at a table for 8. Prefer eating out? Restaurants and cafes are minutes away.

• BEDROOMS:
Bedroom 1 (Upstairs) : Queen bed, Moroccan accent wall, flat-screen TV, balcony access, additional foldaway bed
Bedroom 2 (Upstairs): Queen bed, boho style, flat-screen TV
Bedroom 3 (Upstairs): Bunk bed with trundle, flat-screen TV

• BATHROOM: Half-bath downstairs and two full baths upstairs (stand-up & bathtub) with rainfall shower

• BEACH GEAR: We provide a starter set of beach essentials: towels, tent, wagon, cooler, boogie boards, toys, kite, chairs, and a Bluetooth speaker—everything you need for a day at the beach (10-minute walk or drive with a $12 on-beach parking pass). Please note we make a best effort to provide all of the above listed items/quantities, but occasionally items get lost/broken between guests.

• POOL & BBQ: Unwind in the heated community pool or fire up the charcoal grill for a delicious family dinner.

HOUSE RULES:

• AGE REQUIREMENT: Must be 25+ to book; under 25 must be with a parent or guardian. Photo ID may be required.

• GUEST POLICY: All guests 18+ must be listed on the booking. Unlisted guests are $150 per person/night. Exceeding the limit may result in eviction without a refund.

• ESSENTIALS: We provide starter trash bags, soaps, toilet paper, paper towels, shampoo, conditioner, and shower gel. Guests should bring or buy extras.

• TOWELS & LINENS: Keep white towels and linens on the property and avoid using them for makeup removal; bring your own remover. Complimentary beach towels are for beach use and must be returned. Missing or damaged towels/linens, including makeup stains, incur a $30 charge each.

• LATE CHECK-OUT: Late check-out request at 12 PM costs $50 (subject to availability). Overstays incur $75/hour. Not offered in June, July, or August.

• LARGE GATHERINGS: No parties/events. Exceeding guest limits may lead to eviction without refund.

• COMMERCIAL-BUSINESS BOOKINGS: A $150 cleaning surcharge will apply to contractors or commercial group stays.

• NOISE POLICY: No loud music after 10 PM. Neighbor complaints or police visits may result in eviction without refund.

• PROPERTY CONDITION: Properties are cleaned and inspected before arrival. Report issues within 2 hours of check-in, or the property is considered satisfactory. Cleaning staff can address concerns, with documented photos ensuring quality.

•PET POLICY: A standard pet fee applies to all reservations with pets. A maximum of 2 pets (40 lbs each) is allowed. Pets must be leashed outdoors, kenneled if left unattended, and kept off furniture. Guests must clean up after pets, prevent excessive noise, and cover any damages. Unreported pets incur a $500 fee.

• SMOKING POLICY: Non-smoking property. A $500 fee applies if smoke odors are detected inside home.

• PARKING: 2 assigned parking spaces. Additional vehicles will need to park in overflow parking on the street. Do not park in unassigned parking spot, HOA towing is enforced.

• CHECK-IN: Standard time is 4 PM; exact timing may vary. For same-day bookings, allow 2 hours post-booking. Contact us for updates.

• LONG-TERM STAYS - Long-term stays available in January and February. Stays greater than 30 days require a background check, signed lease agreement, 25% upfront security deposit, and mandatory mid-stay cleaning. Max occupancy of 4.

By booking this property, you acknowledge that you have read, understand, and agree to comply with all house rules outlined above. Violations may result in fees, eviction without refund, or other penalties per the listing policies.

TOWELS & LINENS - Our white towels and linens are NOT to be removed from property for any reason nor for make-up removal. Please bring your own make-up remover. We do provide complimentary colorful beach towels for use on the beach. Please ensure the beach towels make it back to property. Any linens/towels rendered damaged or missing due to make-up removal or negligence will incur $30 charge per item.

LATE CHECK-OUT: We offer a late checkout at 12PM for $50 (based on availability). Check-out times are firm and any overstay past checkout time will be charged $75 per hour. Due to high demand, we can not accomodate late checkouts during: June, July or August.

LARGE GATHERINGS: No parties or large events. Guest visitors must vacate by 11pm. We reserve the right to evict & terminate your stay without refund if you exceed the number of guests on your reservation.

NOISE POLICY: No loud music after 10PM - any complaints from neighbors or police visitation will result in immediate eviction and forfeiture of property with no refund for rest of duration of stay.

PROPERTY CONDITION - Our properties are cleaned and inspected before your arrival. However, if the unit is not to your satisfaction, please report to us within 2 hours of arrival. If we do not hear from you, we will take it as confirmation that everything is satisfactory. Our cleaning staff is local and will be able to come out to help if anything is missed. We take photos after each cleaning to ensure cleanliness.

PET POLICY: A standard pet fee applies to all reservations with pets. A maximum of 2 pets (40 lbs each) is allowed. Pets must be leashed outdoors, kenneled if left unattended, and kept off furniture. Guests must clean up after pets, prevent excessive noise, and cover any damages. Unreported pets incur a $500 fee.

ESSENTIALS & TOILETRIES: We provide a STARTER set for guests : trash bags, dish soap, hand soap, toilet paper, paper towels, shampoo/conditioner/shower gel. We do not provide extra essentials. If you predict you will need more, guests are encouraged to bring or purchase extra essentials.

SMOKING: No Smoking and/or Drugs - This is a non-smoking property. $500 fee charge will be added if smoke odor is present in the home.

PARKING: 2 vehicles in assigned parking spaces. Additional vehicles will need to park in overflow parking on the street. Do not park in unassigned parking spot, HOA towing is enforced.

CHECK-IN TIME- Check-in time is best approximate; housekeeping will make best effort to be ready by 4pm; however, there is no guarantee. For same-day bookings please allow at least two hours after booking for check-in. Contact us for an estimated check-in time.

PROPERTY USE:
- Electronics/indoor furniture: please do not modify, disconnect or relocate.
-Trash: please dispose into property large dumpster
-Plumbing: Food/grease: dispose of grease in trash bin, not sink.
-Toilet: only flush toilet paper. Please avoid bulky amount.
-BBQ Grill: must be attended. Clean grill grates after use and cover / put away after cooled. No other fires allowed.

Property is just as pictured! It had everything we needed plus some. It felt just like a home away from home and the location is perfect. Everything was seemless from booking on VRBO to checking in and out! We will definitely visit this property again.

We just stayed at this property for 3 nights. The property is as listed. The owner was very responsive. The house was clean and well maintained. It is close to the beach, which is great! Our family had a very enjoyable time!

The house was great and had all of the accommodations mentioned. Also, we were checked on to make sure nothing was needed several times during our stay and if anything wasn't working or needed replacement, it was taken care of immediately. We had 12 in our family stay here for a week and everyone was comfortable and happy. Walk/drive to the beach was not bad at all, we went every night! Kids loved the pool as well. House really is a perfect location for everything. Beach, stores, restaurants. We will definitely be coming back in the future!

Would definitely rent this place again! Loved the beach please sign! Completely stocked with everything needed. Host was excellent with communication! Bed cots were easy access and so easy to open up and lay out. Very comfortable as well! Great stay over all!😊

Great place!

This property was perfect for what we needed. They had everything to go to beach (chairs, sun tent, toys, and wagon) that saved us from having to pack everything. The kitchet was fully stocked with spices and utensils. Milk shake machine was a nice touch! The heated pool was a life saver for the weather we had.

Easy Breezy

The property is fantastic I’ve stayed in this complex before and it’s a favorite of mine. The location is superb and the beach is right around the corner. This townhome was very well thought out and the attention to detail a delight. Plenty of room and very clean. Seamless check in and checkout was great. Definitely will be back

Perfect beach stay

Nice, clean condo very close to the beach. This property is only 25 minutes to the Texas State Aquarium and a 5 minute walk to the beach. It had everything we needed for our stay including a beach wagon, sand toys and 4 chairs. The kitchen was fully stocked except for an ice maker. Easy to run out of ice with a family of 6. It had plenty of sleeping places. Nice size televisions in all the bedrooms and a huge one in the living room. We really enjoyed our stay!

Highly recommend!!

This property was absolutely perfect!! It was the perfect location- there is a walking path to the beach or a super short golf cart ride/drive. The host was amazing with impeccable communication both ahead of time as well as checking in throughout our stay. They had so many great extras that really enhanced our experience- boogie boards for the kids, a speaker, milkshake machine, full spice cupboard, beach chairs, etc. The room with bunk beds and a pull out mattress was also so perfect for a kids room! I cannot recommend this property more! We will definitely be back!

Beautiful place with all you need for cooking including oils and spices (more than your average place, so thank you!) and plenty of pans and Pyrex. Clean! Easy walk to beach unless you’re toting big coolers in which case it a minute drive right to water. Host was super efficient. I’d be happy to rebook!
