This townhome has everything you're looking for: serene location close to town, huge mountain/wetland/chairlift views, private hot tub and cozy cabin vibes. Ski-in ski-out via 4 o'clock Run across the street to Snowflake Lift. Watch moose, fox, birds and other wildlife from the many windows or multiple back decks. Three bedrooms and 2.5 bathrooms are spread out over three levels. Private two car garage. 15 minute walk to town or less than 5 minute drive. Free town shuttle stops one block away.

The Space
• Occupancy Limit: 8 guests
• Parking Limit: 4 cars - There is a 2 car garage and room in the driveway. Additional vehicles or vehicles that are unable to fit in the driveway or enter the garage will have to park at one of the overnight pay lots in Breckenridge; Airport Rd or the Ice Rink Lot. More information can be found at BreckPark.
• 4 Roku TVs throughout the house with Xfinity streaming

MAIN LEVEL:

MIDDLE LEVEL:

• Access to the back deck with hot tub via the bunk bedroom

LOCATION:
• Within walking distance to the free town bus stop (continuing on to Peak 9 base area, downtown and the gondola). Please note that walking back from the bus stop would be up a decent hill.
• Ski-in/ski-out by walking across 4 O'clock Road to 4 O'Clock Run (between the two Tyra Summit buildings). Take 4 O'Clock Run down to just across the street from the Snowflake Lift. You'll have to cross 4 O'Clock Rd here again to get to the Snowflake Lift. Snowflake Lift and/or 4 O'Clock Run are snowpack dependent and may be closed early and/or late season.
• There is a bus stop, ticket office, ski rental shop (we have a discount link!) and a full service spa (the Spa at Breckenridge) at the base of the Snowflake Lift.
• In the summer this house is just up the street from the start of the Sawmill Creek reservoir hike. It is a beautiful hike that skirts the wetlands and heads up to Sawmill Reservoir where moose are often seen.
• The summer also allows easy access to downtown by walking down the hiking trail on 4 O'Clock Run which will take you to Park Ave and just one block from Main Street.

PROVIDED ITEMS:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

Other Things to Note
» The minimum age of the primary renter must be 25.
» This is a duplex and shares a wall with the property next door.
» Property mountain access details and ski in/ski out designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» This house is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» The private hot tub requires weekly service so stays longer than 4 nights may have a hot tub contractor stop by.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.

Exactly what we were looking for…

Our needs were pretty specific—3bdr, very close to Four O’Clock ski run/Snowflake lift, and hot tub. Communication with host was great. Gave me code and we went directly to unit and was allowed to get in early. Last place I had last year required going into town and didn’t even try to coordinate early check in. Hot tub was definitely the highlight. Perfect temp, outstanding view. Easy walk to ski run across the street and access to lift. Kitchen was well apportioned. If I could put two things on wish list if we return (which I do plan on), a Keurig and better mattresses in bunk room. My girls complained a bit. Mine in master was good and son reported spare BR was good too so no complaints from me! Highly recommend this place.

Amazing vacation

My family had a great week in Breckenridge! The 4 o’clock house was close to the snowflake lift and bus stop which made it so much easier to coordinate coming and going in our group. The living room was perfect for evening games and Christmas movie watching! The kitchen had everything we needed to cook for ourselves. The weather was absolutely beautiful and the views from the deck are gorgeous! Check in was so easy and communication was perfect! I would definitely stay here again. We want to go back already!

Perfect place!

Highly recommend!! The location is great — not far from town and gorgeous views (esp from the hot tub). The place is perfectly outfitted with whatever you need — the most “home” I’ve felt in any VRBO, and that’s primarily how we travel. Great experience!
