The location couldn’t be more ideal. Just approximately 30 minutes from the heart of the city, 12 minutes to the thrills of Canobie Lake Park, and only 10 minutes from the beauty of New Hampshire, you'll have easy access to both local attractions and outdoor adventures. Whether you're seeking relaxation, adventure, or quality time with friends and family, this property offers the ultimate getaway experience. Split home with independent units on each side
1. Parking: Two free parking spaces are available in the shared driveway. Detailed instructions regarding parking will be provided before your arrival, along with check-in information.

2. Smoking: Smoking and vaping are only allowed outside the property. We kindly request that guests step away from doors and windows to prevent smoke from entering the premises.

3. Parties or events: Parties or events are not permitted on the property. Please note that a $1000 fee will be charged if any unauthorized parties or events are held at the property.

4. Maximum occupancy: The maximum number of guests allowed is 10. Please ensure that your guest count is accurate when making a reservation. If you plan to have visitors, kindly inform us upon booking.

5. Open flames and candles: For safety reasons, no open flames or candles are allowed inside the property.

6. No pets: We have a strict no-pet policy. A $500 cleaning fee will be added to the reservation if any pets are discovered

7. Toilet paper and flushable wipes: Please flush only toilet paper down the toilets. Flushing flushable wipes can cause plumbing issues.

8. Early check-in/Late check-out fees: If you wish to have an early check-in or late check-out, there will be a fee of $100 for each additional hours a daily rate might apply after the first 2 hours

9. Linen and stain damages: kindly inform us if damages occurred during your stay

10. Cooling/Heating: To ensure the optimal operation of the cooling/heating system, we kindly ask that all windows remain closed.

11. Smoke-free policy: Smoking inside the house will result in a $1000 fee.

12. Parking on grass: Please refrain from parking on the grass to maintain the appearance and condition of the property. ( there is a fire hydrant near the driveway located on the grass please be careful when pulling in or backing out )

13. Kindly note that the use of indoor or outdoor speakers is strictly prohibited on the property .

14. Please note that the supplies provided in the property are intended to serve as starter supplies. This includes essentials such as toilet paper, trash bags, soaps, body wash, and more. If you find that you need additional supplies during your stay, please feel free to purchase them from nearby stores as needed.

15. This one isn’t a rule but to maintain your privacy and that of the adjacent property, two of the windows have privacy film due to the shared backyard.

16.Hot tub is seasonal (open from August till early October )

1. Operating Hours: Please use the hot tub only during designated hours (e.g., 9 AM - 10 PM).

2. Shower Before Use: All guests must take a shower before entering the hot tub to maintain cleanliness.

3. Max Occupancy: The hot tub has a maximum capacity of 4 people at a time. Please adhere to this limit.

4. No Glass Containers: Glass items are not allowed near the hot tub for safety reasons. Use plastic or non-breakable containers.

5. No Running or Diving : For safety, no running, diving, or rough play around the hot tub area.
6. **Children Supervision**: Children must be supervised at all times while in or around the hot tub.

7. Personal Items: Please do not bring in personal items such as soap, oils, or lotions that may affect the water quality.

8. Health Precautions: Guests with medical conditions (e.g., heart problems, pregnancy) should consult a doctor before using the hot tub.

9. Clean Up After Use: Please use the provided towels and equipment to dry off and keep the area tidy.

10. Report Issues: If you notice any problems with the hot tub, please report them immediately to the host.

11. Cleaning Fee: A $500 cleaning fee will be charged if the hot tub is misused or left excessively dirty.

Lastly there is no lifeguard on duty use the hot tub at your own risk

17. Lastly Please be aware that the option to use the AC will be unavailable during the cold months, specifically from November to mid-April. Rest assured, each room will still be supplied with a fan and the house is equipped with three separate thermostats for you to adjust the heat as needed.

We suggest that guests obtain travel insurance during the booking process, as we are unable to issue refunds for anything that falls outside the platform's policy.

Highly Recommend

The property was so beautiful and cozy! We thoroughly enjoyed staying here and would stay again in a heartbeat. It was close to everything we needed yet very quiet! Our dogs were instantly comfortable which made for an even better stay. Joe was such a fantastic host and very responsive to any questions we had! Would highly recommend booking!

Our family found a great house close in distance to canobie lake park and to a train station to get to the red sox game. House had plenty of room and very clean. Quiet neighborhood and easy access.

Relaxing Comfort in a Great Location

Our family, including our adult children, loved this rental! Just 30 minutes from Boston and even closer to New Hampshire, its location is perfect. The recent renovations were thoughtfully designed with guests in mind, featuring modern, high-end amenities in the kitchen, bathrooms, and entertainment area (where we gathered at night)! The beds were comfortable, and the new, soft linens (both bed and bath) added a touch of luxury. The decor in all four bedrooms and shared spaces was both relaxing and welcoming. We thoroughly enjoyed our stay and highly recommend this rental for a relaxing and fun retreat in the Boston/NH area!
