Small studio house, 560 sq ft, with all the comforts of home. Updated and smart home technology. Great for individual or couple. Many things to do in close proximity to home. Hop on the 300 miles of bike trail where an entrance is only a mile away. Then come home to grill and relax in your private hot tub. Take in all the sites and activities Xenia, Yellow Springs and Dayton has to offer. All close. Street parking across from house. Fenced in backyard for fido. We accept any size dog/dogs as long as you are a responsible owner.

This was one of the best Vrbo experiences we’ve ever had. The property was immaculate and exactly as advertised—comfortable, well-stocked, and in a great location. Enjoyed our stay! House was the perfect size for 2 people. Very clean and had everything anyone could need. Also, it was nice to be able to park in a garage if you have a smallish vehicle. I would stay again if in the area!

Our second time staying at this property! We love staying here because the owners are so welcoming and they're always putting our favorite snacks in the pantry. They even give us a gift card to a local coffee shop that is amazing! We recommend staying here!

This is such an amazing little house. It was a perfect place for my wife and I and our two dogs to use as a base while we explored te parks around Yellow Springs and Clifton.

This rental was the best VRBO we've stayed in! The hosts attention to detail was amazing, the house was immaculate and extremely well stocked. The size was perfect for the 2 of us and our big dog. The backyard was well maintained and our dog enjoyed sitting in the grass and watching the world go by. We highly recommend the Perfectly Small House.

We were blown away at the items there to enjoy and make our stay amazing! The special treats and gc was so generous and greatly appreciated. The house was perfect for my husband and I, so much better than a hotel. The host was attentive and helpful. This will be our landing point whenever we visit our daughter.

Great Hospitality

Our hosts were fantastic! They went above and beyond to make our stay excellent!!!! My wife and I were in town on business and stayed here for 4 nights. The amenities were far better than many places our travels have taken us! Would definitely stay here again if given the opportunity.

the owner seems to appreciate their guest ! the bicycling access is easily achieved give the closeness of the property to the Xenia station (the hub). We will be back next year.

Amazing little place

We had a great stay in an overall quiet neighborhood. Check in and out was very easy. House was extremely well stocked with more than you can think of. Truly an overall wonderful experience and will definently book again when were in the area next!

One of our best stays

We've enjoyed dozens of good short term rentals, with "the perfectly small house" setting the new standard for thoughtful hospitality. Everything we needed--ice, a cold drink, a comfortable bed--was already there. And anything we might want--down to eyeglass cleaner--was on hand. Five stars and we hope to be back

Although the house is very small, it was very clean and comfortable. Everything was well organized, and the house had everything needed and more. We enjoyed our stay and would come back again.
