➞ We are conveniently located with everything nearby, including a bus stop outside the house for city trips

➞ Please, please, please obey the house rules, particularly:

➞ STRICTLY no parties, events, loud noises, smoking or additional guests other than those listed in the original booking.

➞ We have a zero tolerance policy so please do not force us to call our security if any of the above is breached. You will be asked to leave and will forfeit your deposit as well as the rest of your stay.

➞ We wish to provide a fantastic service to respectful & polite guests so please consider this when booking.

➞ Please note we require a refundable damage deposit of £299- this will automatically be released back after your stay!

➞ PLEASE NOTE: The attic room (containing two double beds) is only accessible via a steep ladder. Please ensure only those fit, able and aware of the associated risks utilise access to this room.

➞ We ask that guests please respect our house and the associated rules.

➞ We STRICTLY operate a zero tolerance policy towards:

- Loud noises/music
- Any events
- Any additional guest other than permitted
- Smoking in the house
- Untoward/disruptive/illegal behaviour


➞ If our team suspects any of the above then we will be forced to issue our security round and you will instantly forfeit your booking, cost and security deposit.
