**PLEASE NOTE: This is NOT the house to rent for loud parties, or big groups. Extra guest count, parties, and excessive noise will not be tolerated as the property is located in an exclusive neighborhood and is closely monitored by cameras covering the perimeter of the property (no video cameras covering the private pool/upper deck or inside the home). Please be advised of rules before bookings as we have systems in place to immediately detect and shut down inappropriate group gatherings. If this happens, you will be forced to leave and no refund will be given. We want you to relax, have fun, and enjoy yourself of course...these policies are necessary to stay within local ordinances as well as honoring the neighbors around the property.

THINGS TO NOTE:
**Minimum age to rent this property is 30 (copy of valid driver's license required)
**4 day minimum stay is required
**Maximum head count for home is 8 unless pre approved by host
**MINIMUM AGE FOR CHILDREN--please note that we cannot provide a pool barrier fences at this property. We do not recommend this property for children under 6 years of age. If an exception is made the home does have childproof locks for all pool facing doors and it is the sole responsibility of the renter to utilize their use
**POOL HEAT--the cost to heat the pool is $90 per day with a 2 day minimum. Host needs 2 day advance notice. SPA heat is covered in the rental fee
**SPA--Guest given touchpad control of spa while host controls all other pool functions remotely. This includes the pool heat which is monitored 24/7
**SMOKING/VAPING--this is a smoke free property. Violation of no smoking policy will result in the forfeiture of the security deposit, a $500 smoking fee and liability for any fire or property damage cost
**QUIET HOURS--10 pm thru 8 am and are strictly enforced
**LIABILITY--the individuals renting the property, assume all supervision and risk and are held liable for any damages. Depending upon the type of rental, there might be some insurances in place to offset limited damage as long as the damage is reported prior to check out
**PETS--No Pets Allowed
**CHECK-IN--4 pm CHECK OUT time is 11 am
**POOL EQUIPMENT--there are 2 pool equipment areas that are monitored at all times on the property and they are both labeled "No Trespassing", as the equipment is both sensitive and expensive. Video monitored 24/7 and any damage to the pool equipment is the sole responsibility of those renting the property
**SONORAN DESERT WILDLIFE-- Supervision of your guest and CHILDREN is recommended at all times when outdoors. Please keep all doors closed. If an issue arises, please contact your host or the local authorities
**ENTERING AND EXITING THE PROPERTY--the home is located on a private drive and is at the top of the hill. Please drive under 10 miles an hour and exercise caution when exiting the property
**LONG TERM BOOKINGS--all bookings over 30 days require a security deposit
**USE OF TOILETS AND GARBAGE DISPOSAL (SEPTIC SYSTEM)--Please dispose of food in the available garbage can as opposed to garbage disposal. Please do not flush any sanitary products or baby wipes down the toilet.
**HOST ACCESS-- You agree to allow your guest contact/or their agents reasonable access to the vacation rental during your stay if requested.
**OWNER ACCESS--The owner retains access during a booked stay to the RV garage and the mail garage which are not available to guest. Any visit, which should be seldom, would be communicated to the guest in advance.
