This home is beautiful and private. It is perfect for large groups and has a fully stocked kitchen and game room. The patio has a charcoal grill. Perfect for lots of family fun. We provide starter coffee and tea for your stay.

River Safety Disclaimer:
This property includes direct access to a natural river. By booking, guests acknowledge that use of the river and surrounding areas is at their own risk. The river may have unpredictable currents and conditions. Children must be supervised at all times. No lifeguard is on duty. The property owner is not responsible for any injuries, accidents, or losses that may occur in or around the river.

Pet Rules:
*Pets must not be left unattended in the home at any time
*Pets are charged a $20 per pet per night fee, plus a refundable $150 pet deposit after booking.
* Any damage from your pet will be at the cost of the guest and will be charged from the pet deposit.
*Guest must pick up all pet waste and must not leave pet to roam the house unsupervised. A $50 fee will be charged if pet waste is not picked up. Pets are not allowed on the furniture and an additional cleaning fee may apply if there is excessive dog hair, stains or damage to furniture.
*Pet deposit will be returned within 2 weeks of departure as long as rules are followed and damages are not found.
*Pets must be kept on a leash in all public areas (i.e. the driveway) at all times
*Pet deposit is forfeit if any pet rules are not followed

*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property at any time (including children and infants), must be on your reservation. Maximum guest occupancy is 12.
*Please do not try to open locked doors on the property.
*Please note that according to the size of your party, certain rooms will be locked and inaccessible.
*The garage is not included in the rental.
* Early check-in and late check-out must be arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time.

We are always quick to respond via the message function on the booking platform. We live 20 minutes away, so if the need arises we are generally able to take care of any issues during your stay.

The house is ideally situated in a tranquil, rural neighborhood in Oakhurst, offering a perfect blend of serenity and convenience. You`ll be close to the town center, where you can find a variety of restaurants, shops, and essential services. Despite being near amenities, the property is nestled in a peaceful area, beside a creek, providing a natural and relaxing environment. Explore attractions like Yosemite National Park, easily accessible from this location.

Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations.

Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed.

The thermostat will only allow you to set the temperature between certain minimum and maximum temperature limits. Should you need to exceed these temperature limits there are additional fees.

Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June.

Pack-n-play must be requested in advance.

PLEASE NOTE: We have service providers (Gardner, pest control etc) who may be outside on the property during daytime hours, from time to time.

You will receive a fee request after booking to cover housekeeping expenses. The housekeeping company charges $50 for checkouts on any of these holidays.

PLEASE NOTE: We do not alter our cancellation policy for instances of rain, snow, smoke from fires, failure to get reservations for the National Park or closures to the national park. Please purchase your travel insurance accordingly.

After booking, you will be asked to agree to a rental agreement which restates the policies detailed in this listing.

Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fee to ship an item starts at $50 and may increase depending on shipping cost.

* Parking for 3 vehicles are included (no trailers/boats), any vehicle beyond 3 is $25 per night, arranged in advance (based on a availability), undisclosed vehicles are $50 per night for the duration of your ENTIRE reservation.
* Any guest not disclosed in advance of check in will be charged at double the nightly guest charge (plus taxes, $55.50 per night) for the duration of your ENTIRE reservation.
* We charge for INFANTS, please ensure you have included them as `children` on your reservation, or you will receive a fee request after booking to correct the reservation.
* No refunds for outages beyond hosts control, ex.WiFi, water electric, etc.
* Smoking anywhere on or in the property will incur a minimum $100 fee. Please smoke at the street or off site.
