The Sand Jamm is our Olivia Beach house for families who want the beach, the pool, and a basement arcade in one trip. Sleeps 10 across three bedrooms plus a carriage house bonus room, with a private hot tub, a full arcade downstairs, and a five-minute walk to Nelscott Beach. The community pool, park, and fire pit are a minute from the door.

Main level: living room with a sectional, gas fireplace, and TV, open to the dining room and kitchen. The dining table seats 10 and the kitchen bar seats 3. Gas cooktop, granite counters, Keurig and drip coffee, and enough cookware to feed a crowd. Enclosed sun porch, half bath, and laundry room.

Upper level: king suite with a private full bath and walk-in shower. Bunk room with a twin-over-full bunk plus a twin trundle. Queen room. The bunk room and queen room share the upstairs full bath.

Carriage house: a private bonus space above the garage with a queen bed. It is not a bedroom, but it is the spot a couple or the teenagers ask for.

Basement arcade: Golden Tee, a multi-game arcade cabinet, air hockey, shuffleboard, foosball, and basketball hoops, plus a second sectional, TV, and gas fireplace for movie night.

Outside: private hot tub on the back deck (8 AM to 10:30 PM per the HOA), gas grill plumbed to the house line, and a garage with a Tesla charger, bikes, boogie boards, and balls you are welcome to use.

Olivia Beach community: heated pool open Memorial Day to Labor Day, fitness room open year-round, and a park with a play structure, soccer field, and sand volleyball. Exterior security cameras monitor the outside of the home only.
