On the lower level of the home is the second living space, a sanctuary of entertainment and leisure. Featuring a pool table, this space is designed for laughter, camaraderie, and endless fun. After a lively game, unwind with a movie, where plush seating and captivating decor invite relaxation. Provided is a gym station with Peloton, dumbbell sets, yoga mats, resistance bands, and a foam roller. Stepping outdoors onto the lower patio, the natural wonder unfolds before you. A private hot tub beckons, offering a haven of relaxation next to the waterfall feature. As the sun sets, gather around the fire pit to toast marshmallows and share stories, enveloped by the beauty of the surrounding landscape including massive boulders.

The 6 bedrooms are individually appointed with luxurious furnishings, each featuring its own en-suite bathroom. The bedrooms are a study in luxurious comfort, each featuring its own en-suite bathroom. On the main level, the king suite offers convenience and elegance. The upper level boasts three king suites, each a retreat of indulgence. The lower level features another king suite and a charming bunk suite with two sets of twin over twins, offering versatility for accommodating guests or family members.

Eagles Nest Winery day passes are available onsite for $25.00 each
HOURS: Thur & Fri 4p-10p; Sat 2p-10p; Sun 2p-8p. (Please verify hours directly with the winery, as times may vary seasonally.)
Please note all visitors on premise at the Winery must be 16 years or older, with the exception of Sundays. This is strictly enforced.

Guest do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.

Additional Notes:
-This home allows up to 3 mature, well-trained dogs under 60lb only with an additional pet rent of $50 per pet per night plus tax. Pets other than dogs are not permitted.
- There is an amenity fee in order to maintain the luxurious facilities and features in the development.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)
- The summer concerts are open to all guests however there is an admission fee for each person and cash bar for food and drinks.
- Please be advised that private ATVs are not permitted in the community and will be denied entry at the gates.
- Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
- Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.
-Check In is after 4pm. Check Out is by 10am.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement. Firewood may be purchased at the time of booking, or by calling us with a week's notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
- Please note that the distances shown on VRBO's map feature are measured in a straight line rather than actual road travel distances and times. We cannot change their setting for this, and encourage all guests to independently verify distances to desired destinations.

CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
