The Space:
Fox Ridge Oasis is a new construction single family home that was completed in 2020. This home has been carefully put together to help maximize your comfort and enjoyment while staying in Lubbock. The owner of this house does have his own locked room off the kitchen, but he will never be in town or in the home at any point during your stay.

This home has 3 bedrooms and 1 full bath with nice sized closets in every room. The first two bedrooms have brand-new queen-size beds, and the third bedroom has both a twin and full-sized bed. There are cooling memory foam mattresses, super soft microfiber sheets, and hotel collection pillows on each bed. There are additional blankets for those that may need them and the AC at this house will keep you nice and cool. Each bedroom has its own smart TV, two nightstands, and hangers in the closet.

The bathroom has a tub/shower combo supplied by a 50-gallon water heater so that there will be plenty of hot water for each guest. The double vanity ensures plenty of space. The tub has a wall mounted shower dispenser with shampoo and body wash. There are plenty of bath towels, hand towels, and wash cloths available during your stay.

In the kitchen of this home, you'll find most everything you need to prepare yourself a home cooked meal or enjoy your favorite takeout. We've installed all stainless-steel appliances throughout. There is plenty of cabinet storage in the kitchen should you have the need to store a lot of groceries or items. Just in front of the kitchen is a separate dining area with 6 chairs and plenty of space to eat or enjoy a family game night. Please double check the amenities section of this listing for all that we supply in the kitchen.

The living room of this home has a large sectional and a 70-inch Android smart TV so that you can enjoy your favorite streaming services. Please feel free to add any apps that you subscribe to but remember to log out at the end of your stay. If you need an extra place to sleep, you're more than welcome to crash on the comfortable couch. We made sure that the internet at this property is fast for any streaming, gaming, or work needs you may have during your stay. Please note, the fireplace at this property is not available for use.

Enjoy some time with family and friends in the covered game room area. There is a bumper pool table and a ping pong table which you can take outside on the back patio. In addition, there is also another smart TV in this room as well to continue the entertainment.

The garage at this property is not available or accessible but you are welcome to park in the driveway or on the street.

This unit is equipped with a washer/dryer.

A rental agreement is required to book our property. You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents.

Early Check-In & Late Check-Out (Subject to Availability) Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure.

**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**

Parties and events are strictly prohibited at this property and will incur a fee of $500.

This property is not pet friendly so please plan of leaving your furry friends at home. The owner has severe pet allergies so there will not be any exceptions to this policy and a fee of $250 will be automatically applied if you are caught in violation of this.

We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short stay. Long-term stays will need to replenish latter items at their own expense.

Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

Guest Access:
All areas of the house are available to guests with the exception of the garage, the locked bedroom off of the kitchen and any locked cleaning closets.

The Neighborhood:
This home is located in Fox Ridge in the South part of Lubbock. This is a very quiet part of town with a Wal-Mart at the corner of 98th and Quaker for your shopping convenience.

Getting Around:
This property is located SE of 98th and University. Parking is available in the driveway of the house or on the street.

Other Things to Note:
Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.

This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.

Host-Initiated Cancellation Policy
While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.

In the event that we must cancel your reservation, the following terms apply:

Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.
No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.
Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.
Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.
Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses.
Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.

Check-in information, including the keypad code, will be sent the day before your check-in date. We reserve the right to decline any alteration request.

House Rules:
- No pets!
- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.
- No smoking inside the property.
- No excessive volume that would disturb the neighbors.
- Clean up after yourself. This includes all dishes and food items.
- If you break something, message us and let us know immediately.

Interaction with Guests:
Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.
