This home is 1300 Sq ft with 3 bedrooms, 4 beds, 2 bathrooms, living/dining room, and in house laundry. There is an inground pool with a screened Lanai and spa. Beaches located near us are Punta Gorda (20 min), Port Charlotte (30 min), Sarasota (40 min), and Pine and Sanibel Island (50 min).

The master bedroom has a Queen bed, TV, ceiling fan, and sliding doors that lead to the lanai. The master en-suite bathroom has a new vanity, and lots of lighting and includes a spacious walk-in closet and laundry.

On the other side of the house, the back second bedroom has a Queen bed, TV, closet, ceiling fan, and plenty of storage space. The 3rd bedroom includes a brand new twin/full bunk bed, TV, closet, ceiling fan, and lots of storage. Also has an office desk with dual monitors and a docking station. Full bathroom with new vanity located between both bedrooms.

Our large eat-in kitchen with new stainless steel kitchen appliances is fully stocked for cooking at home, including not just plenty of cookware and dishware, but also luxury amenities like a Keurig coffee maker, outdoor propane grill, new kitchen table and island.

The main living space has high ceilings, ceiling fans, and sliding doors out to the pool area! In addition to the eat-in kitchen, a spacious new dining room table that seats 6.

We provide high-quality linens and lots of towels. Lots of beach towels and pool toys too! We leave enough toilet paper, paper towels, etc. to get you started - we know many guests prefer to choose their own brands after that. We also provide a fully stocked kitchen that includes seasoning, coffee, condiments, etc. Grocery stores and specialty markets (fresh seafood!) are just a short drive to downtown Punta Gorda.

We try to order perfect weather whenever we have guests. :) (Temperatures range from 75F (25C) during the day and 55F (14C) at night December-February to 90F (33C) during the day and 70F (24C) at night during the summer.)

Before you leave your stay load up and start the dishwasher and laundry. There’s no smoking inside the house but you can smoke in the backyard or the front yard. Try to be respectful to the property and take the shoes off at least in the bedrooms. You can contact me at any time if something needs to be clarified.


Some additional Rules:
1. No Un-Registered Guests Only the specific guests noted in the booking are allowed on the premises. If there is a disturbance with more than the occupants specified in the listing, a $25 per guest fine will be charged.

2. There is no charge to heat the pool or spa.
The pool temp is 83 Deg
Spa temp is 101 Deg.
The outdoor temperature must be over 76 Deg to heat the pool.

3. No Parties or Events are allowed at any time.

4. No Illegal Substances Illegal substances are strictly prohibited and grounds for immediate eviction from the Property.

5. No Eating or Drinking in the Bedrooms No eating of food in either bedroom. Guests will compensate the host for any food/ drink stains in the bedroom.

6. Furniture is not to be Re-Arranged.

7. No Smoking "Smoking outside the house is allowed" A $200.00/ per day penalty will be incurred if any sign or smell of smoke is encountered after the guest checks out.

8. Check Out On Time If the guest decides not to follow any of our house rules, which triggers a refund/ discount to the next guest, you will be responsible for any loss of income by the host.

9. Early Check-In or Late Check-Out may be permitted Any early check-in or late check-out requests need prior approval by the host.

10. Guest Agrees To Pay for Damages Exceeding Deposit Any damage made to property or furnishings that exceeds the deposit amount will be billed to the guest and will be reported to Airbnb.

13. Respect Towels & Sheets Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products. Un-salvageable linens/bath towels will be charged to the guest- $20 for each damaged towel and $20 for each damaged sheet.

14. Additional Cleaning is an Extra Charge At the sole discretion of the host, an additional cleaning fee of $300 can be charged if additional cleanup is required that goes above the standard cleaning.

15. If your stay is on a Friday please take out the garbage and recycling to the curb on Friday morning.

16. DO NOT tamper with the security camers. ie. no coverings, moving, or manipulating of any kind of cameras outside of the home. This includes the Laini. There will be a fee of $400 for handlining or replacement costs.

17. For long-term stays over 30 days, guests will be required to maintain bi-weekly cleaning. The cost is $110 per cleaning. Costs are to be collected by the homeowner before the stay.
