About the House
When you arrive at Windsor Island Resort and place your luggage in your new Home-Away-from-Home. Check yourself into this luxury family home with a pool and be greeted with a bright, sun-filled living space with comfortable furnishings and a spacious open plan design with room for everyone to spread out and have their own space.

FIRST FLOOR
Relax on the lounge and stream all your favorites on the big screen Smart TV, the perfect place to gather together for a cozy movie night in.
Step through into the kitchen that comes fully equipped to cook up breakfast, lunch and dinner with all the appliances, cookware and utensils you could need.
Off the kitchen is the generous dining room that caters for guests with additional seating up at the sleek breakfast bar. Don't feel like cooking? Treat your guests to a night out with countless restaurants just minutes away.
Slide open the glass doors to create a seamless indoor/outdoor space that steps out onto the covered lanai, alfresco dining and a gorgeous resort style pool and spa.
Go into the converted garage and enjoy a movie night with the family in the custom Star Wars themed movie theater. Fully equipped with large comfortable seats!

SECOND FLOOR
Take the stairs up to the second level and find a living space with luxe leather sofas that surround the big screen TV – an ideal hangout area for teens and kids giving the adults a chance to unwind downstairs. The space is equipped with a home theater and a lounge area for relaxing.

By booking this reservation, you agree to the additional policies, terms, and conditions below.
GENERAL RULES:
Must be 21 Years of Age to rent this property. Please do not inquire if you are not at least 21 at the time of booking. Our insurance company mandates that the main guest on the reservation be at least 21 years of age or older. We will decline/cancel any reservation that does not meet these criteria.
The property shall not be used by more than the number of adults and children listed in your reservation. Maximum Occupancy. The number of people present at the Property may not exceed the maximum posted occupancy.
This property does not allow pets. This includes emotional support animals. Only registered Service Animals will be allowed and only when documentation is provided that the pet is registered with the guest's home state. Special allergic preventive treatment may be needed after check out.
RESERVATION:
Check-in time is after 4 p.m. Check-out time is before 10 a.m. Upon request, an early check-in or late check-out may be arranged based on availability, and an additional fee will apply. If the Guest does not depart the home by check-out time additional charges may apply to cover costs incurred by the Company, including but not limited to moving the incoming guest to another home or having to reschedule housekeeping staff. The Guest shall not assign responsibility nor sublet to other parties without the Company's written consent. By Florida state law, occupancy may not exceed what is posted. Maximum occupancy includes infants and children.
No pets are allowed in any vacation rental unless otherwise stated. Should an animal be brought into the home, an additional cleaning fee will be applied.
The Guest agrees to abide by all HOA association rules, including but not limited to all community signs, trash management, parking and noise limitations, check-out
If, during the rental period, any law or ordinance is violated, any drug use occurs in or near the property, or the property is used for any immoral purpose, occupancy will be immediately terminated without refund.
Any refunds issued by the Company will be processed through the Guest's original payment method. No refunds will be given for late arrivals, early departures or unused days of the reservation.
These homes are self-catering accommodation. Most managing partners will supply some small starter products, including hand soap, toilet paper and trash bag. Additional supplies and replenishments are the responsibility of the Guest.
PARTIES:
The neighborhood enforces a strict no-parties/noise violation policy for all its residents. This includes all Airbnb guests as well.
