The Space:
Away From Home Retreat is a new construction townhome that was just completed in 2022 in the Lincoln 16 subdivision near Texas Tech and Northwest Lubbock. This home has been carefully thought out for guests with an open concept living area, gas appliances, and plenty of storage and cabinetry for both short- and long-term stays. Speaking of long-term stays should you have the need for a stay over 2 weeks, reach out to us before booking so that we can better accommodate you.

This home has 3 bedrooms and 2 full baths with smart TV's and walk in closets in every room. The first two bedrooms have new queen-size beds, and the master has a king size bed. We provide fresh linens and plush pillows on each bed. There are additional blankets for those that sleep on the cool side. Each bedroom has two nightstands and hangers in the closet for clothes as well.

Both bathrooms have a tub/shower combo supplied by a 50-gallon water heater so that there will be plenty of hot water for each guest. The vanities in this home float above the floor to ensure a clean aesthetic and a clean floor! Both bathrooms have wall mounted shower dispensers with plenty of Shampoo and Body Wash. We have installed wall-mounted hair dryers for your convenience. There are plenty of fluffy bath towels, hand towels, and wash cloths available during your stay.

In the kitchen of this home, you'll find most everything you need to enjoy one of Lubbock's many fine restaurants or cook yourself a meal. We've installed a stainless-steel gas range because we know that most people prefer to cook over an open flame. Double check the amenities section of this listing for all that we supply in the kitchen. There is a huge pantry in the kitchen should you have the need to store a lot of groceries or items during your stay. Just off the kitchen is a separate dining area with 6 chairs and plenty of space to eat or enjoy a family game night.

The living room of this home has a comfortable L-shaped couch and a large TV so that you can enjoy your favorite streaming services. You are also welcome to access any of the streaming channels on this TV with your own accounts. Just don't forget to log out before you depart! We made sure that the internet at this property is fast for any streaming gaming or work needs you may have during your stay.

You are welcome to park in the garage during your stay. There is plenty of room for one normal sized vehicles and even more parking in the driveway or street.

A rental agreement is required to book our property. We look forward to hosting you at Away From Home Retreat! You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents. If you have any questions don't hesitate to reach out.

Early Check-In & Late Check-Out (Subject to Availability)
Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure.

**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**

Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.

This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy and a fee of $250 will be automatically applied if you are caught in violation of this. If you have a service animal, proof of registration is required BEFORE you book.

We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short 2-3 day stay. Longer-term stays will need to replenish latter items at their own expense.

Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

Guest Access:
All areas of the house are available to guests with the exception of the locked cleaning closet.

The Neighborhood:
This home is located in the new Lincoln 16 subdivision in Northwest Lubbock. It is within 7-9 minutes from Texas Tech Campus and is only a few minutes' drive to West Loop 289.

Getting Around:
Lubbock is a large city in terms of land size, so a vehicle is recommended for your stay. If you don't have a vehicle, you can get away with using either Uber or Lyft rideshare services.

Other Things to Note:
Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.

This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.

Host-Initiated Cancellation Policy
While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.

In the event that we must cancel your reservation, the following terms apply:

Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.
No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.
Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.
Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.
Sale of Property: In the event the property is sold prior to your scheduled stay, and the new owner chooses not to honor future reservations, we reserve the right to cancel your booking. In such cases, you will receive a full refund of any payments made, but we will not be held responsible for securing alternate accommodations or covering any associated costs.
Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.

By confirming your reservation, you acknowledge and accept these terms.

Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request.

There is a doorbell camera at this property that records when motion is detected.

House Rules:
- No pets!
- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.
- No smoking inside the property.
- No excessive volume that would disturb the neighbors.
- Clean up after yourself. This includes all dishes and food items.
- If you break something, message us and let us know immediately.

Interaction with Guests:
Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.
