Your property
We strive for perfection on cleaning, all our beds & pillows are covered with waterproof covers for our guests safety. Our bedding & towels are all washed in hot water with free & clear laundry detergent for sensitive skin. We use cleaners & disinfectants to sterilize all high touch surfaces between guests.

Kitchens/Bathrooms: We provide extra Toilet paper & Paper towels along with coffee pods for the Keurig and laundry supplies. We also in each kitchen have Seasoning & cooking oil, High speed blender, air fryer, rice cooker, toaster, juicer, water kettle, pasta strainer, kitchen knives, high quality pots & pans, can opener, wine opener and ice maker. The kitchens each consist of a 8 person dinning set with large plates, small plates, bowls, cups, mugs.

Bedrooms/Living space: This house has 4 king size beds and does work best for 8 people. However can be used for 16 as it does have four sleeper couches as well and two queen blow up mattresses. One being a huge L shaped partial recliner couch. Two are twin size futons and the last is a queen size pullout couch. Extra pillows are always provided along with extra blankets. We also have 2 Cribs (pack n play). We have an indoor wood burning fireplace as a backup heater that is for decoration only in case of emergency during winter. Downstairs we have 4 mini splits in the rooms along with a bathroom electric floorboard heater and a space heater for the side bedroom. Upstairs we have 3 mini split heads and a separate space heater.

Hot Tubs/Game Rooms: We have two hot tubs beautiful granite color with led lights and ultra powerful jets. One hot tub is private in our huge barn game room with privacy curtains. The other hot tub is on the back of the house patio outlooking our two acres of property next to our enclosed porch game room. We also have two electric grills & two cute hammocks with some outdoor furniture. The backyard also had a fire pit. Games include; corn hole, life size yahtzee, life size jenga, darts, life size connect four, mini pool table, large ping pong table, and many board games
Guest access
You will have access to the entire 2 acres of this huge New Englander stye home with over 3 thousand square feet of renovated living space plus an attached barn game room and hot tub/ enclosed porch game room and 2nd hot tub in the backyard as well as a fire pit, and 2 grills.
Interaction with guests
I am available 24/7 for emergencies and late evenings if you need assistance with check in
Normal messaging hours are between 10am-10pm my average response time is 5min if it is an emergency please call my phone twice.

We will do our best to accommodate later checkout/earlier check in as long as it’s approved and discussed before hand. *Without approval we do charge for every 15min after checkout you will be charged $50 and once it hits 2 hours you will be charged an additional day as this doesn't give our cleaners enough time to get ready for the next reservation.

If there is ever an issue with getting into the house or you accidentally get locked out not to worry we have extra sets of keys for emergency locked in a separate lockbox, along with having our housecleaner that lives just down the street who is always available to help out in case of emergency. We also have a private contractor that lives nearby as well to help if something breaks
Other details to note
We have a professional cleaning team that lives in town so if anything is not up to standard please let us know and we will send someone over asap. Someone is always around to help with any issues so if anything comes up please don’t hesitate to reach out so we can have the opportunity to get things resolved for you during your trip :)

Please review the welcome book and online guidebook for local attractions and recommendations for restaurants, activities, and a more thorough updated book inside the house. We are always adding improvements to enhance guest experience, photos are constantly updated.

For reservations of 28 days or longer please send an inquiry for setting up required paperwork to abide by the local laws for long term reservations.

Out of safety for guests especially those with young children we do not have any glass on the property, as far as decorations go or in the kitchen so if you do decide to bring any please be careful & do not bring glass into the hot tub.

Please bring your own firewood, as we used to provide some, but got in many terrible situations where people would constantly request more and more taking advantage of our kindness causing us to have to change policies. Thank you for understanding.

We also have no 21+ age requirement, so as long as someone in the party is 18 or older in order to book through their account you're all set :)

(This property is also rented as separate units so if u see another listing for it that's why. It is a duplex that has two of almost everything in both levels with the exception of downstairs having a washer dryer. Each unit has two exits and u can go between the two through the front porch.)


HOUSE RULES
Remember to be respectful as this is a home and not a hotel. Please clean up after yourself. There will be an added cleaning fee if additional cleaning is necessary, price to be determined based off of need. Please no pets of any kind. My daughter is severely allergic if you have a pet you need to take with you on your trip we respectfully ask if you could please find a pet friendly home as it does endanger my daughters health. If a pet is seen or suspected you will be billed $500 deep cleaning fee. Hot tub rules that are violated and cause the hot tub to be damaged or drained will result in a $500 fine. Smoking inside the house will result in a $500 smoking violation fee.

CHECK OUT: Upon departure, turn off all lights, place any used towels in the hamper, and lock all doors. Clean out the refrigerator of any food from your stay and make sure all dishes and cookware are clean and put away. To the best of your ability, please leave the home in the condition that you found it. I agree to the following terms and understand that if any of these rules are broken I will be removed from the property and/or fined. This agreement may not be sublet or assigned to any other party. This is a vacation rental agreement only and does not constitute residency. No mail is to be sent to you at this address. Thank You Guests use exercise equipment, hot tub & property at their own risk.
