No parties or gatherings of any kind are allowed- this will result in in a $500.00 fine and an immediate termination of your stay without refund. A party or gathering is defined as having a group of people in the home greater than the number on the reservation, without first obtaining express permission from management.

Pets are welcome with a $100.00 pet cleaning fee. Please note, this is not a `pet fee` for their accommodation, this is a cleaning fee that all pets are subject to, with exception of a registered ADA working service animal. This fee is passed on to our cleaning company to keep the units nice for each family that visits us.

To protect the comfort of future guests, this is a non-smoking property. A $500.00 upholstery cleaning fee will be accessed to any guests who smokes in the residence.

Please do not let your pets on the couch, beds, or other furniture. Failure to follow this rule will result in 3x cleaning fees.

Long Term Guests: all guests staying 30 days or more will be subject to paying their own electric and natural gas costs (if any), re-billed monthly.
Guest will enjoy a “starter pack” of paper products, morning coffee supplies, and soap products. Longer stays will require the guests to provide their own additional supplies.

RENTAL AGREEMENT, DAMAGE WAIVER/HOLD, ID VERIFICATION AND CHECK-IN STEPS

We`re so excited for your trip! PLEASE NOTE: Our listing description and house rules mention that you will be required to complete a Guest Rental Agreement, ID verification, and Security Hold (which is not a security deposit) in order to receive Arrival Instructions to the home. Details of the Guest Rental Agreement can be found in the House Rules.

Important: When cancelling your reservation, the credit card processing fees of 3.9% + 30c will not be refunded.
If booking with a credit card that doesn`t match the guest name, you`ll be required to provide a written authorization, photo of the ID, selfie, and card showing the last 4 digits of the credit card holder, or reservation will be cancelled.
