Wonderful little townhouse for my family of four to visit Austin. Everything was clean and well appointed, great communication with our host. Highly recommend this spot if you were looking for somewhere safe, clean, and convenient!

We picked this location for Bookfest, everything was in walking distance which was a huge plus for us! We loved the trees and met a very friendly raccoon! The Hosts are super friendly and welcoming they make sure we are taken care of!We will definitely stay again!

Overall, I rated this property three stars. One star because I’ve never had such good communication with a property owner before. Also, the extra touches were above and beyond such as plenty of extra toilet paper and tissues. And good coffee! Another star because the location was perfect. We came in for the Formula One race and because of this location, we avoided almost all of the hotel shuttle congestion. We also had easy access to a plethora of restaurants. The third star is for the property itself. It was the right size and the right balance of city and suburban living. The -2 stars are because sleep is very important to us and the first night we were awoken by someone yelling and then multiple times by creatures screeching then in the morning by six different trash trucks and then by the business across the street with people leaving their cars and entering business cars so there was constant on and off of the car alarms. All things considered I can’t say for sure whether we would stay here again or not

Ted was extraordinarily responsive to every communication & was very accommodating. He provides clear instructions about using everything in the house. He also provides a binder full of excellent information about nearby restaurants, grocery stores, shops, transportation, etc. Lots of local eateries within walking distance. The townhouse looked as pictured. It was clean, rooms were spacious and the 4 adults in our group were easily accommodated. It was great to have private off street parking. Highly recommend this property.

The place was absolutely perfect! We loved the rooftop deck, it was super quiet, friendly and gracious hosts, great selection of books in the house, and tons of privacy. I can't imagine what more we could have asked for (aside from better weather, but you can't blame the hosts for that!)

Quiet spot

Was a nice quiet spot conveniently located! The place very well organized and well kept! We were in town for an event at the moody center and it was a short drive from there. Lots of places within walking distance. We loved it!

Great stay!

Loved being close to everything while still being tucked into a peaceful neighborhood! We were in town for a wedding and were less than 2 blocks from Allan House. My elderly parents had no problem walking there and back. We have now gone on a few roadtrips the last couple of years and this was our favorite stay so far. Checking in was a breeze, coffee and the 6 pack in the fridge were a lovely welcoming touch, and communication was easy. We very much enjoyed our stay!

Cute place!

This property was wonderful for access to anything around downtown Austin. The 4 stars because for older adults with any mobility issues the bedrooms are all upstairs and the roof deck has steep stairs. Fair amount of early morning noise by a business facility across from the place.

Would give it six stars if I could!

The property was absolutely perfect for us. It’s on a quiet neighborhood near all the fun stuff to do. Very clean. Lovely patio. Owners provide all the little things that are helpful, like spices, oil, coffee. Home was very clean and we were grateful they let us check in early!

Capitol neighborhood treehouse

Great location!! We walked to the university, the capitol, moody amphitheater, congress & 6th street, even across the river. Great coffee shop blocks away too. You don’t need a car if you stay here but the parking is right next to the front door so that’s easy too. The roof deck is such a treat. It feels like a treehouse, you even climb a ladder to get there. There’s shade & a breeze, perfect for relaxing after exploring. There’s another shady deck on the first floor and an adorable book nook under the stairs.

Great place close to campus!

We stayed here while going to Austin for a UT Campus tour. This was the perfect place. It was very private with plenty of room for the 3 of us. Lots of restaurants and other attractions in walking distance.

Perfect Wedding Day prep

The bride and her bridesmaids used this property for getting ready for the Wedding at the near by Caswell House. It was the perfect size for relaxing, and have our hair and make up done. The location is great and private but safe. The owners were delightful to work with. Their communication was prompt and answered all of our questions.

UT - Mom- Daughter Weekend

We loved our visit to Austin! This was, by far, the best place I have stayed in Austin. It is in a GREAT location, spacious and clean. The first floor has cool fabulous big red smooth tile. The hosts were thoughtful and excellent at communicating. It was smooth sailing from the moment we received our confirmation note from Ted and Janelle. It was perfect!

The townhouse has everything you would want for a stay. The house is walkable to all key sites and restaurants. The house is fully equipped with everything you need! I would definitely recommend this to everyone. The hosts are so nice and easy to communicate with. We had a great time!!

Pleasant Stay

We both chose Austin to go to U.T. But we each chose Austin again to live, work and raise our family. We have grown up as Austin has. Austin is sophisticated but never snooty. You can find world class restaurants and bars, and you can wear your jeans and boots to visit them if you like. Just about any cuisine you prefer is available somewhere in the city, from Tex-Mex to Ethiopian. You can enjoy popular music at the hundreds of clubs around Austin as well as at the top-of-the-line Austin City Limits studio, not to mention the Austin Symphony and Austin Lyric Opera. Oh, and all those festivals: ACL, SXSW, Fun Fun Fun Fest, Moontower Comedy Festival, F-1 racing, and more. If you’re up for a drive, you’re just over an hour away from the Texas Hill Country, with its wineries, beautiful scenery, and German heritage. (Or go an hour east and check out central Texas’ old Czech communities. Have a kolache! Visit the Spoetzel Brewery in Shiner which, during Prohibition, stayed in business by producing near beer plus just a little of the regular kind for “medicinal purposes.”) Diverse? You bet. Friendly? Very.

The 11 Oaks Townhouse and its companion, 11 Oaks Suite, are in just about the perfect location – downtown, blocks from some of Austin’s best restaurants and clubs, and walking distance to UT and the Darrel Royal Memorial Stadium, gorgeous hike and bike trails, and great shopping. Because of its proximity to all this plus the Capitol, the Austin Convention Center and the Rio Grande campus of Austin Community College, the neighborhood is bustling during the day but quiet at night. The townhouse is comfortable, warm and welcoming.
