By booking this reservation, you agree to the following policies, terms, and conditions. Please treat this vacation rental with the same care and respect you would your own home. We truly appreciate your partnership in helping us maintain a beautiful and welcoming space for all guests.

-Air Conditioning-

For your comfort, the air conditioning is available year-round. Please do not set the thermostat below 74 degrees during the spring and summer months, as running it too low can cause the system to freeze and may result in service interruptions. To keep the home cool and the system working efficiently, please also do not leave windows or doors open while the AC is operating or it will cause damage to the air-conditioning system.

-Linens and Toiletries Provided-

To ensure you have a relaxing and convenient stay, we provide a thoughtful set of linens and starter amenities:

• One bath towel and one washcloth per guest, plus two extras for added convenience
• One bathmat per shower
• Two hand towels per bathroom sink
• Two kitchen towels and one sponge
• Dish soap
• Two dishwasher pods
• Two laundry pods
• One roll of paper towels
• One to two rolls of toilet paper per bathroom, depending on roll thickness
• A bar of soap at each bathroom sink
• Shampoo and conditioner - These are travel size toiletries.

Please keep in mind these are self-catering properties. Though we supply these items as listed above, you are required to clean (linen and towels) as needed for your use. As listed above, we only provide started packs of these items to allow you to settle quickly once you get checked in. You will need to purchase additional items such as Shampoo, Conditioner, dishwasher pods, toilet paper, paper towels and any other items not listed here you may need for your stay,

-Check-In / Check-Out-

Please follow the designated check-in and check-out times/dates unless otherwise approved in writing. Unauthorized late checkouts may interfere with cleaning schedules and may result in additional charges.

-Pool / Hot Tub Usage-

If the property includes access to a community or private pool or hot tub, please enjoy it responsibly. Use of these amenities is at your own risk. Children must be always supervised, and no glass is permitted near the pool or hot tub areas.

-Guest Responsibility-

The guest who booked the reservation must be present during the stay and may not book on behalf of another party. Identification may be requested at check-in to verify the reservation holder.

-Property Occupancy-

For the safety and comfort of all guests, please do not exceed the maximum occupancy limit for the property at any time. Maximum occupancy is [Insert Number].

-Noise Policy-

We kindly ask that you respect our neighbors and maintain low noise levels between 10 PM and 8 AM. If the property is in a community with an established quiet hours policy, those rules must also be observed. Repeat violations or excessive noise complaints may result in fines or immediate eviction without refund.

-Smoking Policy-

To maintain a fresh and healthy environment for all guests, smoking and vaping are not permitted inside the property. Smoking outdoors must occur at least 10 feet away from doors, windows, and balconies. A $500 fine will be charged for indoor smoking, plus any necessary cleaning or damage repairs.

-Party and Event Policy-

Our property is intended for peaceful enjoyment. Parties and special events are not permitted unless arranged and approved in writing by management prior to arrival.

-Unauthorized Guests-

Only registered guests are permitted on the property. An additional fee of $100 per unauthorized guest per night will apply, and the stay may be terminated without refund if unauthorized guests are discovered.

-Pet Policy-

Pets are welcome only with prior written approval and payment of the applicable pet fee. A $500 fine per pet will apply if a pet is brought without disclosure, fee payment, or completion of the required pet registration form prior to check-in. If evidence of a pet is found and the number of pets is unknown, it will be assumed that at least one pet was present for the purpose of assessing the fine.

-Utility Usage-

Please help us conserve energy by using utilities responsibly. Excessive or negligent use, such as running the air conditioning with doors or windows open, may result in additional charges.

-Personal Property-

While we strive to maintain a safe environment, we are not responsible for any lost, stolen, or abandoned personal items. Please take a moment to check for your belongings before departure.

-Property Access-

On rare occasions, it may be necessary for maintenance staff, management, or contractors to access the property for urgent repairs or scheduled service. We will always attempt to provide advance notice whenever possible.

- Damage Responsibility –

We understand that accidents happen, and we ask all guests to promptly report any damage that occurs during their stay. Open communication allows us to work with you to find a fair and reasonable solution.

However, failure to report damage may result in UMB Vacations charging the credit card on file for the full cost of repair or replacement, as determined by our team. By booking this property, you authorize UMB Vacations to process such charges if necessary. A notice of the charge and supporting documentation will be sent to the email address provided at booking.

-Notice of Sale of Property-

As this is a private residence, the property may be sold or transferred at any time. Should a sale occur after your booking, we will make every effort to either honor your reservation or assist in finding comparable accommodation. We reserve the right to move guests to a comparable unit. Advance notice will be provided whenever possible to minimize any disruption to your travel plans.

-Early Check-In / Late Checkout-

Early check-in and late checkout requests are subject to availability and must be approved in writing prior to arrival. Unauthorized late checkouts may result in additional charges of $100 per hour.

-Eviction and Refund Policy-

Guests who violate House Rules, exceed occupancy limits, bring unauthorized pets, cause disturbances, damage the property, or otherwise breach the terms of this reservation may be subject to immediate removal for cause under Florida Statute § 509.141.

In such cases, management reserves the right to evict the guest without notice beyond that required by law. Guests removed for cause will forfeit payment for each night already occupied (in full or in part). The remaining unused portion of the stay will be refunded at the time of removal.

Eviction may be enforced with assistance from law enforcement if necessary.

By confirming this reservation, you agree to comply with all house rules and understand that violations may result in removal without refund for used nights.

Great beach house

We loved staying at Calatrava! It was clean and in a nice neighborhood that was easy walking to a private beach or easy driving to several public beaches. The manager got back to us very quickly when we had questions. We will definitely consider coming back to this house in the future!

My stay

I wouldn’t rent there again. It wasn’t clean and I didn’t care for the location at all. The neighbors had loud music and the maintenance next door blocked our driveway where we stayed. Good luck to the next Guest!

Beautiful property. Property listing is misleading regarding distance from beach. States that it is mere steps from the beach when in fact it's at least 1/2 mile. Trash was strewn around trash can upon arrival. Beach access was hard to find, suggest a map, and the access code did not work once we got there. Walked back to use the pool and access code did not work there either. Discussed these issues with on-site manager who was at first very argumentative and did not want to compensate us for these inconveniences. After lengthy conversations she finally agreed to refund 1 days rental. Beautiful place but Manager could be more customer oriented.

First VRBO stay was disgusting! Don’t stay here!

After a 15 hour drive we arrived to a major disappointment! Property manager was nasty! I have pics for proof but no way to post here. Bunk beds have a 100 lb weight limit and there was NO SPECIFIC notice of that in listing so my teens had to share beds. The expensive cleaning fee bought me… Dirty (not vacuumed or mopped) floors, soiled rugs, sofa & bedding, ants, chip crumbs falling out of air mattress and used blankets in closet, no cleaning supplies, broken stick vac and crusty broom & toilet brush in a grocery bag in laundry room. No salt, bug spray, hand soap, trash bags or beach towels! Says “towels provided” which meant a few bath towels, two wash cloths and hand towels for a family of 5. Only half my cleaning fee was refunded. Property manager and cleaning crew (which had children with them) should be fired! Not sure I will trust VRBO ever again. For a several thousand dollar trip, we were duped.
