BEACHBALL PROPERTIES VACATION RENTAL POLICIES:
RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.
NO SMOKING: All properties are non-smoking.
AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.
CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.
CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.
MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.
PARKING PASSES: 2 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.
CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.
WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

I love Beachball properties
I loved it even though the handle to the sliding door broke in my hand. Thank you for the great assistance while my stay it was the best rest ever and I appreciate it. Looking forward again maybe in May for another get away.

Great value and perfect location!
The unit was very clean and comfortable and the wrap around balcony was amazing! Beachball Properties were very prompt and helpful with a few issues we had throughout our stay.

Bluewater is our favorite place to stay in OBA & we have stayed in many units over the years. This was our first time in an end unit. You have a larger wrap around balcony, but it does make the 2 extra bedrooms smaller - not a worthy trade off for us. The condos all face the water & we love listening to the waves & watching for dolphins. This unit was good. Has some upgrades & some original features. Could use a little deep cleaning of the bedroom carpets & cushions on the balcony sofa. As with all units, more hooks for bath towels & damp clothes would be appreciated. Master bedroom just had 2 pillows on the king bed, 4 would be appreciated as is standard in most hotels. This was our first time renting a unit managed by Beachball. Our only 2 minor frustrations were - 1. They offered us to come in a day sooner since the condo was available (we could not due to our schedule), but when we asked if we could check in at 3 instead of 4 pm after our 13 hour drive, they said it wasn’t available due to the busy season. 2. The door code was 9 digits; 4-6 would be easier for memory. Overall our family had a very nice stay in OBA.

Perfect Getaway
We loved our stay. The condo was sparkling clean. When we arrived we were provided extra of what we needed to give us time to go to the store. Everything was in working water. The patio had plenty of furniture and extra chairs, which was really nice. There were extra blankets in the closet and plenty of towels, plenty of pots and pans and dishes. Everything was perfect and everybody responded quickly to any questions that we had. I would definitely recommend this condo.
