● Bedroom 1 (Upstairs): King bed
● Bedroom 2 (Upstairs): Queen bed with crib
● Bedroom 3 (Upstairs - Attached to Bedroom 4): Twin bed with twin trundle (great for kids)
● Bedroom 4 (Main Level): Two twin beds
● Bedroom 5 (Main Level): Queen bed

Sleeps up to 10 comfortably. All rooms are bright, cozy, and thoughtfully decorated.

KITCHEN & DINING:
● Fully equipped chef’s kitchen with ample counter space
● Stainless steel appliances, dishwasher, cookware, drinkware, and more
● Large dining table for family meals or game night gatherings

ENTERTAINMENT:
● Home theater for movie nights with cozy seating
● Games provided for indoor fun
● Fast Wi-Fi for streaming or remote work

● Driveway parking for 4 cars - further parking instructions will be provided at check-in

MAINTENANCE
Routinely scheduled maintenance such as lawn care, hot tub treatment, snow plowing may happen during your stay. We’ll do our best to not disturb you.

***IMPORTANT NOTES***

SHORT-TERM RENTAL AGREEMENT
All guests are required to sign our Short-Term Rental Agreement upon booking.
It includes important details such as check-in/check-out times, house rules, and stay guidelines.

DRINKING WATER
Our home includes a reverse osmosis system so you can enjoy crystal-clear and delicious drinking water during your stay.

PET FRIENDLY
We welcome dogs under 50 lbs (maximum of 2 dogs).
Pet fee: $150 per pet, per stay
No cats allowed at this time.

Please let us know how many pets you’re bringing at the time of booking. Platform will automatically include the first pet fee.
For additional pets, we’ll request an extra $150 per pet through the platform. All pet fees must be paid prior to check-in.

PARTIES & GATHERINGS
Absolutely no parties or large gatherings allowed — no exceptions!

SAUGERTIES TOWNSHIP NOISE ORDINANCE
Our home is located in a quiet neighborhood, so please respect quiet hours.
- Quiet hours: 9:30 PM to 8 AM
- No loud music should be played during these hours. Be mindful of our neighbors and the local ordinance.

SECURITY CAMERAS
3 exterior security cameras are installed facing outward for guest and property safety. No cameras face any interior living spaces.
Cameras do not actively record video or sound during guest stays.

LIVING ROOM FIREPLACE
Living room fireplace is NOT functional at this time.

FIREPIT NOTICE
Firewood is not provided with your stay.

EARLY/LATE CHECK-IN REQUESTS
Requests for early check-ins and late check-outs are subject to availability. Complimentary earlier check-ins or later check-outs within 1 hour.

For early check-ins or late check-outs over 2 hours, a $50 cleaning service fee will be requested through the platform.
