Overall a very comfortable/spacious home for our party of 12 (including 2 toddlers & 2 infants). Close to all of the Disney parks. Plenty of stores & restaurants very close by which was great. We did have a few issues at the house which were promptly addressed by the owner & local maintenance staff/HOA so they did not have a negative effect on our stay.

Wonderful stay; wonderful host.

A perfect stay for our family. Family of seven with five children ranging from 11-17yrs. Rooms all very well equipped and plenty of choice to suit everyone's needs. Pool was lovely and well maintained during our stay. Communal pool was an added bonus too and was mostly empty each time we went. Gated security was reassuring and the resort, lawn areas, neighbouring residences were immaculate. Really appreciated the abundance of towels available to us, all with washing machine and dryer. Games room was fun but most of our time was spent in pool area. Loved the comfy lounge sofas and the rocking chair was a firm favourite too! Crockery, utensils etc were plentiful with dishwasher available. On arrival, villa had been cleaned to a very high standard. En suite bathrooms were a lovely luxury and additional bathrooms suited all needs. King/queen beds were huge and all were so comfy. Donna was an exceptional host and answered the couple of queries we had during our stay, within hours; she was always courteous, polite, professional and ensured that everything was in order for us. Arrival and departure instructions were clear. Pool heating and BBQ were worth the additional cost for comfort and convenience. The lake and surrounding area was peaceful and pretty; a nice 1km loop for a stroll/jog. The villa was the perfect quiet hideaway for our needs and we would have no hesitation in recommending Donna and this villa for future guests. 10/10 rating! Thank you for having us.

Peaceful area on the lake. The furniture inside and out needs updating/replacing. The bed linens and baths were cleaned but the place needs a whole house cleaning. Refrigerator and freezer are missing most shelves.

This house is in a lovely gated community with lots of activities to keep the whole family entertained. There were some small issues upon our arrival like the fridgerator shelves were missing, but Donna was very quick to help us out and get those to us ASAP. Would highly recommend!

Family getaway

We had a wonderful time in this beautiful home. The set up is great with plenty of room for our group of 6 adults and two small children to spread out. The pool was great and the adults enjoyed the hot tub (we did pay to have it heated since the nights were still chilly). The house was well equipted with dishes and pots and pans...the applicances were clean and in good order. Communication with the owner was quick and efficient.We can't wait to visit again soon.

Great location for shopping

It is a great location for shopping. The response by the owner was amazing. -The house could have been cleaned a little better. -The pool area needed some attention. But overall, my family had an amazing time.

Nice villa that is clean, fairly maintained, and priced right. Needs new furniture (dated) and kitchen supplies (pots/pans). Rec room in summer is hot and not useable because it was converted from an uninsulated garage without any air-condition.

Great villa, ideal location

Great location, loved watching the birds on the lake in the evenings. It's a massive villa that's clean and tidy. Only negative was the condition of the couch in the living room - it's a little on the tired side. Apart from that, had a lovely stay and would definitely be back again.

We had a wonderful time staying here Lake Berkley is almost hidden away although it is surprisingly close to everything. Being a gated community, it is quiet with very little traffic and the whole resort is really well maintained. Being past the stage of theme parks we spent lots of our time watching the wildlife from the pool area – herons, egrets, eagles and ospreys, and the cheeky ducks.. The house has a well-equipped kitchen, and comfy sofas and a big TV when you just want to relax. We spotted one small issue which was responded to in a few hours, can’t really ask for more than that. Hope we’ll be back in the future

Great place and location

We stayed with two other families and a total of five teenagers. The house was clean, check-in process was easy, communication with the owners was very good. The pool and hot tub were perfect. And the view was awesome over the lake trail. We would definitely stay again.

Generally good. Some issues with heating the pool and internet connections. Both were resolved by the property manager. Overall the house was good, some issues with poor cleaning. Couches need replacing, they are worn out, you sink so deep it is hard to get out. Some of the pots and pans are badly worn and also need upgrading. Bedrooms were good. Lots of room in the house for our seven people.

Very beautiful place, quiet and perfect for family vacation

We truly enjoyed our stay, especially the beautiful pool with magnificent lake front view. My children enjoyed feeding the birds, rabbits and turtles. We even did some fishing on the lake. So much fun things to do just being around the house and resort. We will definitely come back for our next family reunion.

The villa is looking rather tired and could do with updating, the carpets were heavily stained in places, the pool had a leak so had to be topped up every couple of days. But for a family of twelve it was okay.

Great location but house needs work

Very helpful and friendly property manager and check-in staff. Pool area gets great sun. The view of the lake is an added bonus. Nice park area and clean neighborhood. We stayed at this house in 2017 which was the reason for staying again. The house appears to not have been updated since then. I am not sure what “newly renovated” refers to, but aside from a few new bedspreads, everything looks the same but with 6 years of wear and tear. The pool had issues, the washing machine leaks, the carpets are stained, the trim and doors are worn with obvious damage and cheap repair, and the house smells of moth balls. The BBQ was spray painted and gave off a tremclad smell when heating. However, the house was clean and the kids had a great time. It had everything we needed to cook meals and there were plenty of towels and linens/pillows. Beds were comfortable. I would recommend this property to people looking for a big house to fit a few families and for the sunny pool area, and nice backyard view. The ducks that come to visit are cute too.

Lovely home, pool needs help.

We rented this home with family and friends for a 60th birthday gathering. Upon entering everything was as listed online. Beautiful home and extremely spacious. The kitchen is fully stocked and there is more than enough towels and washcloths. My only complaint is the pool 😔 Very disappointing and the grill size is smaller than expected. The house keeper missed a few things prior to our checking in but Donna was EXCELLENT at responding to all of our concerns and made us feel comfortable with our stay. I'd recommend staying here if you're not really going to use the pool. It needs work. The house itself is amazing!

Needs some TLC and repairs

Strong smell of moth balls made some of us sick. The furniture needs updating. Scratched and stained. Dryer took 3-4 trys to dry. Needs to be serviced. Knobs were removed on washer and dryer so we could only use the cycles it was set to. Would not stay here again. It felt like a strictly rental and not a home well cared for. Location was great!! The HVAC sprung a leak while we were out.. When we got back the laundry room was soaked from the leak in the ceiling. Pieces of ceiling on the floor! Called property manager and he had someone there to repair it the next morning. Noone came to clean it up. Plaster from ceiling and water all over the appliances and floor. So we cleaned it all up ourselves! Lucky that it happened on a day we didn’t have reservations somewhere….

Property was nice but pool was dirty and the dishes were half cleaned and it was very dusty, A pacifier from the previous renters was on the floor and a wet rug was left in the washer and it was sour upon my arrival. Maybe you should change your cleaning company. The pool guy arrived a day before we checked out. And the flies were awful.
