Welcome to our cozy and inviting property in the heart of Downtown Lee's Summit! Our house is the perfect home base for families and groups of adults looking to enjoy our award-winning downtown area and nearby Kansas City metro attractions.



The Space:

Our spacious and inviting home is designed for relaxation and enjoyment after a day of exploring Lee’s Summit.



Accommodations:

Our 4 beautifully furnished bedrooms comfortably sleep up to 12- 14 guests. Each room is thoughtfully arranged to ensure both adults and children feel at home.

Bedroom 1: 2 Queen Beds

Bedroom 2: King Bed



2nd Floor:

Bedroom 3: King Bed + Twin Day Bed

Bedroom 4: King Bed + Twin Day Bed



-An air mattress is also available and a pack n play for your little ones.

Parking:

The driveway accommodates up to 4 cars, with additional street parking available. The garage is currently not available for guest use.



Important Note: Please note that the wood-burning fireplace in the home is not for use and is intended for photograph and display purposes only. For safety reasons, it should not be operated.



Pets:

We welcome well-behaved pets with prior host approval.

You'll find dog food and water bowls ready for your pup’s use, ensuring they feel right at home too.

Our yard is fenced in, providing a secure space for your dog to play and enjoy.



-If you plan to bring a pet, please notify us after booking. A fee of $50 per pet, per stay, will be processed through Airbnb for the first pet, with any additional fees handled via the Resolution Center. Guests are responsible for cleaning up after their pets (dog waste stations provided). Please note there is a $500 fine for unauthorized pets.Perfectly designed for families and pet enthusiasts, our space is filled with thoughtful touches to make your stay memorable.

Our home is conveniently located near downtown Lee's Summit, providing easy access to public transportation, ridesharing services like Uber and Lyft, and car rental agencies. Whether you prefer to walk, take the bus, arrange a ride, or explore at your own pace with a rental car, transportation options are readily available. Ample parking is also provided at our property for your convenience.



Other Things to Note:

HOUSE RULES:

No Smoking Inside, NO PARTIES. No Gatherings. Be kind to the neighbors. Do not block their parking spots/driveways. If you BREAK THE NO PARTY RULE, you will be asked to leave and forfeit your rent. We have the right to assess a $500 fine if this rules are violated. This home is in a residential neighborhood so please observe the quiet times— 10:00pm to 7:00am.



Trip-Related Issues. From time to time, things happen! And when they do, we want the opportunity to fix them immediately, so you can continue enjoying your stay. If any issues come up, please let us know so we can try our best to fix it right away!



Our check-in time is 4pm check out is 10 am. There are no exceptions to this rule unless previously agreed upon with the host.



There is a noise curfew of 10 pm. Please, at all times, be mindful of the neighbors and residents around you.



NOTE: There are exterior security cameras at the entrance of the home for the safety of our tenants and for the security of the residence and our guests. The cameras are all pointing away from the home and are in public view and are recording 24/7



LOCAL GUESTS—please contact us before making a reservation. To ensure the best experience for all our guests, we need to provide prior authorization or preapproval for local bookings. This policy helps us manage our property effectively and maintain a welcoming environment for everyone. We appreciate your cooperation and understanding.



CANCELLATIONS: FULL refunds are available if you cancel more than 5 days before your arrival, minus any processing fees. No refunds will be issued for cancellations made within five days of arrival.



Interaction with Guests:

You are welcome to contact us with questions through the Airbnb app should anything come up during your stay— we are not far away.. but we do not interact directly with guests unless it’s necessary. We make sure you feel like you're in your home-away-from-home, free of intrusion.
