The Tenants/Guests understand that:
The short-term rental is in a residential area in the Town of South Bristol, and tenants/Guests shall be courteous and respectful of the property and privacy rights of the residents of neighboring houses and properties.
The tenants/Guests and guests must comply with the Noise Law of the Town of South Bristol as set forth in Chapter 113 of the Code of the Town of South Bristol.
All renters will be subject to New York Penal Law § 240.20 or any successor statute regarding disorderly conduct.
Any littering is illegal.
All fires must be attended.
There shall be no use of, or trespass upon, the lands of neighboring houses or properties for any purpose at any time.
The use of fireworks and firecrackers of any kind is prohibited on the rental unit property.
No recreational vehicles, travel trailers, tents, or other temporary shelters shall be used in conjunction with a short-term rental unit to house guests, tenants/Guests, or other individuals on the premises.
All guests will abide by the HOA policy:
The guests may use the Beach except on Saturdays, Sundays, or any of the following holidays:
Memorial Day, July 4th, and Labor Day. They may not use the Community Center or Fitness Center, BHVA-owned
BBQs (gas grills) and firepits, or the Kayak and Paddleboard Loaner Program. The guests are authorized to use
the pickleball/tennis courts, but not before 3:00 PM daily. They may use the Refuse and Recycling Center, car
wash, playground, and basketball court at any Ɵme. Guests and their guests shall abide by all
community rules for use of such ameniƟes. Use of golf carts is prohibited.

I am a real estate broker enjoy lake life. My husband and I acquired this place for our family to enjoy lake, winery and ski resort close by. We loved it so much that we decided to share our secret retreat with other family and friend.

This place has view and access to a private sand beach to the lake. We are able to go to Bristol Maintain for ski, finger lakes wineries close by, small town with so much activity your can do… just love breath taking views and amenities including pickball/ tennis court, Kayak, water sports, fishing much more.
