Check in was fine. Property management company was easy to reach. I appreciated the text messages, especially when traveling. Building and grounds upkeep excellent! A lot of care was put into that and it shows. Parking was fine. Never a problem to find a space. Unit- location is great. Loved being right there to see and hear the surf. Could watch my 20-something at Kam l from the lanai when they wanted to play in the surf.Walkable distance to beaches, restaurants, coffee, convenience stores.Kitchen and dining furniture fine.Family room furnishings were a little tired, recommend updating them. Mattresses were a little hard.Issues during our stay- Slider to lanai jammed for 2 days, requested assistance, was promised a visit, but no one contacted us or showed up. We fixed it.Prehistoric size insect visited bathroom at dark o’clock causing immediate emotional distress. It was not part of our party or included as a bonus feature of the rental agreement. Requested assistance with this next day. Was promised a visit, but no one showed up or called to arrange a time for a follow-up visit.Noted electric outlet below window in master bedroom not affixed to the wall.

Perfect Paradise

We had a lovely 11 day stay at this property. The condo was exactly as described. The views were even more spectacular in person. We walked to the beach every evening for amazing sunsets. We used the rooftop BBQ many times. We were able to walk to the convenience store and many other amenities.The AC worked well, and was needed in August. We had a couple of minor issues and the property manager was very responsive. We highly recommend this property!

Quick Hawaiian Getaway

Fantastic location and views! The condo looked just like the pictures, was clean and easy to get in and out of, and was very quiet in the evenings. Highlight was being able to snorkel right out front of the property. Walk 2 minutes left or right after you exit the building to either of the two beaches and you can snorkel from one side to the other. We did this multiple times and saw loads of colorful fish and coral. This particular location had a ton of turtles, we went out once and swam with six and then later that night during sunset we saw at least 12 feeding near the rocks. Definitely a highlight and convenient if you don't want to drive to other snorkeling locations. We brought our own gear but wouldn't next time since there is multiple rental companies directly across the street. Again location was perfect and we could easily get everywhere. Property owner, property manager, and on island contact were always quick to respond to any questions and helpful. Our only issue was the previous renters disabled the smoke detector in the master bedroom, which we informed the island contact, so hopefully that gets fixed before the next renter. It also didn't look like the balcony table or chairs had been cleaned but it also could have been a consequence of how windy it gets in the afternoons kicking up dust and sand, but easy to clean. Otherwise the place was spotless, super clean and A/C worked great! We definitely can't wait to go back!!

Convenient Location by Wonderful Beaches

This condo is in a convenient location in South Kihei. Many good restaurants right across the street or a short drive away. Snorkel rentals right across the street and it is close to a grocery store. Condo is located between two great swimming/snorkeling beaches in Maui. It is a well stocked condo with a fantastic view. The rooftop BBQ area is wonderful. Good communication with owner. The only negative experiences we had during our stay were with the Royal Mauian management. Unscheduled construction was being done on property. Hired company to remove/replace concrete ramps. 2 men crew - cutting and jackhammering concrete - Monday - Friday, 8:30 - 3:30. Progress was made in inches, and noise level throughout the condo property and even across the street was extreme. Everybody on the property was on edge. Management made no apology and thought a 2 man crew was fine. Condo owner did offer to move us to another property, but there was construction going on there as well. Also problems with elevators not working - and onsite maintenance varnishing door - we could smell the fumes for several days.

Royal Mauian: Great Kihei location

We’ve stayed lots of places in Kihei, but this is our favorite. Unit has a great layout that takes advantage of the lovely view. Rooftop terrace with grills was a nice feature. Close to shopping and restaurants so we could walk to everything. Well-stocked unit.

Summer vacation

The condo was amazing. Great location. The owner and property manager were great. Responded within seconds. The beach was amazing. Snorkeling right in front of the condo was excellent. Would definitely recommend and would love to come back and stay here.

Just as advertised

The condo was located well within the complex. Beautiful ocean/beach/sunset views. A/C worked well but was rarely needed, due to the nice breeze that blew in during the daytime. The unit was very clean. The kitchen was well equipped. We will attempt to book the same unit on our next trip to Maui

Clean and Comfortable

This condo was very clean, the beds and furniture were very comfortable. We appreciated the beach amenities that were supplied - chairs, umbrella, some snorkel equipment and beach towels. The kitchen is well stocked. The view was beautiful. The whole condo complex exterior is kept very clean and very well manicured. The pool is very nice, but not real kid friendly - no pool toys allowed or jumping into the pool, etc. The access to the beach is excellent and it is a very nice beach. The roof top was great for a few dinners and nicely kept.

This condo is in a great location - short walk to beaches, restaurants, shaved ice, etc. As a family of 4 (with 2 teenagers) we were all very comfortable and enjoyed our stay. We loved the great view!

Family Vacation

This condo was located in a great spot with wonderful ocean views. You can walk straight onto the beach and see some turtles, or enjoy the beach! Just across the street, we were able to rent paddle boards and pick up the best cinnamon rolls ever! The condo fit our family of four comfortably. The kitchen was equipped with anything you need and the host provides beach chairs, towels and an umbrella.

We will definitely be back

First time to Maui and had a hard time deciding which part of the island to visit. So glad we chose Kihei. This property was so peaceful and relaxing. Very quiet, respectful neighbors/guests, and everything you could need. The host was very communicative, we had no issues whatsoever. The unit is exactly as described/pictured, the beach was perfect, and the provided beach chairs and umbrellas were so useful. We will be returning and hope to stay in this unit again and again.

Excellent condo at excellent location

We are a family of 4 that stayed here in March 2023. I cant say enough about this location and property. Location was excellent. walk to several eateries and ABC store is close by. Condo had several beach related amenities like beach chairs, umbrella and Towels. If you need to add anything there are several shops you can rent more stuff from across the road. Super easy. Lanai is very nice. Open view of the ocean. Saw whales non-stop from the Lanai. Parking is easy and always there were a few spots open. Minivans fit easily. Cleanliness is good. Condo is clean. Being close to the beach one can drag Sand into the condo but if you are careful about washing your feet before coming into the building then it should not be a problem. AC worked well for us. The key is not turning on the fans when using the AC and keep the Lanai door shut. Kitchen has a good number of Pots and pans and a coffee machine. We didnt cook at all in the condo as there are so many places to eat close by. Sunsets are just amazing. All in all an excellent experience and we will be glad to visit again soon. Thank you for sharing this lovely home with us.

Great location, everything we needed

Lovely location, right on the ocean between Kamaole Beach Parks 1 and 2, two of my very favorite beaches in Maui. Across the street are numerous shops and restaurants for everything you need. Communication was timely and responsive with the property manager. Kitchen was very well outfitted. Being on the second floor was great for us--easy to come back and forth. It was a little more noisy (from people walking below on the grass/beach) but the convenience made up for it, and we didn't mind the sounds of happy people below. It never disturbed us, and we loved our time on the lanai, watching the whales and enjoying beautiful sunsets.

207 Ocean Front

We stayed on a girls trip. The location and ocean view is fantastic. You can walk to nearby restaurants and shops. There is beautiful beaches on both sides of the condo. We could see whales from our balcony. Turtles were easily viewed from the grassy area in front of the condo.

Beautiful location

The condo is just like the pictures but nicer. Everything is provided that you may need from cooking utensils to snorkeling gear. If you want to BBQ or just watch the sunsets the roof top patio is fantastic. The pool was cleaned every day while we were here. We were here at the end of January 2023 and we could watch whales everyday from the lanai. Also the location is perfect, stores and restaurants within walking distance.

Beautiful view!

Could not ask for better views and location! Comfortable for 2 couples (one couple had to go with twin beds). Rooftop area was a plus! Owner needs to replace items for the beach. Umbrella and chair were broken. Had everything we needed to make our meals. Would stay again just for the view!!

Two weeks in paradise!

My husband, adult son and I stayed here for 2 weeks. The unit was very well equipped, clean and spacious. Just steps from the ocean on one side and restaurants. shops, natural grocery store on the other side - the location is amazing. It is a high density area, so be prepared for some noise (other people talking, kids) from other units and the beach, and also be prepared to keep your own voices low to respect others in common areas. Be sure to catch the sunset each evening from your private lanai…heavenly. Our hosts, Keiko & Tomoko, and Gaby (property manager) were wonderful! They are thorough, responsive and kind hosts. Mahalo! We will definitely be back! Aloha for now!

Could use a makeover

Pictures make the unit look much nicer than the older furnishings that fill it. Ocean breaks on rocks in front of these condos. The beaches are much nicer in Lahina and the rental prices are better. Careful of the harsh currants in the water in front of these units. The balcony view is nice for sunsets.
