Ocean Breeze Escape w/ Private Hot Tub – Cape Cod

Escape to a newly renovated Cape Cod beach retreat! Just minutes from scenic beaches, this private home offers 3 inviting bedrooms, a pull-out couch, a first-floor bedroom, an outdoor shower for sandy beach days, and a relaxing hot tub under the stars. Surrounded by tranquil ponds, biking trails, and coastal charm, it's perfect for adventure and relaxation. Easy access to downtown Sandwich, golf courses, and Cape Cod’s top attractions—an ideal seaside escape!

This house has three bedrooms:

One bedroom with a king bed second floor
One bedroom with a queen bed second floor
One bedroom with a twin bed on the first floor

There is also a pull out couch in the living room that is a queen size bed.

Please note: There is a wood burning hot tub. In order to use the hot tub, you will need to fill the hot tub and light a fire within the furnace prior to use. The fire wood is to be purchased by you, the guest, firewood is not provided.




House Rules:
Some basic guidelines to ensure you have the best possible stay.

Please respect our neighbor's by keeping the noise level to minimum at night. We are on good terms with our neighbors and do not want complaints. You can have fun and be outside at night, but please, no large parties. Gross violation of the noise/party rule will result in the police being called, termination of your reservation, and the security deposit being retained. We must respect the peace of the community! Thank you.

Please close and lock all doors when you leave.

Do not touch the wifi routers!

No candles please.

Please note that there's a 48 hours notice period for reservation extension request from the check-out date. If you don't provide a 48-hour notice to extend the stay, the cleaning fee will be charged again for the additional time. Please ensure to notify us in advance if you'd like to extend your reservation.


This cottage is on a septic system - do not flush anything besides the provided toilet paper down the toilet.


***No smoking indoors. Guests must leave the property in the same clean condition as found. Smoking indoors, leaving personal items in shared spaces, or causing excessive mess (e.g., burnt cookware, dirty counters) will result in additional cleaning fees. Wi-Fi is provided for legal use only—any illegal activities, such as piracy, will result in fines and potential legal action.

*The property is sprayed regularly for pests and ants. However, during the summers, it's nearly impossible to keep every bug or ant out, so there is a possibility you might be seeing a few during your stay. If you book with us, you are acknowledging this.

**Hot Tub Waiver and Release of Liability Agreement is included in the guest guidebook.

**Hot Tub Acknowledgment of Risks:** The Guest acknowledges that the use of the hot tub at the Property involves inherent risks and dangers, including but not limited to slips, falls, drowning, overheating, and reactions to the hot tub chemicals. The Guest voluntarily assumes all risks associated with the use of the hot tub, whether known or unknown.

**Hot Tub Conditions of Use:**

1. **Age Requirement:** Guests under the age of 18 are not permitted to use the hot tub without direct adult supervision.
2. **Health Precautions:** Guests with health concerns, including pregnancy, heart conditions, or skin sensitivities, should consult a physician before using the hot tub.
3. **Safety Rules:** Guests agree to abide by all safety rules posted at the Property and to use the hot tub in a manner that does not endanger themselves or others.
4. **No Glass:** Glass containers are strictly prohibited in or near the hot tub area.
5. **Cover:** The hot tub cover must be replaced after each use to maintain water temperature and cleanliness.
6. **Duration:** To avoid overheating, Guests are advised not to use the hot tub for longer than 15-minute intervals.

Booking with us is an acknowledgment that you have gone through these house rules and confirm to abide by each of them.
