The Space:

When we were searching for the perfect community to build our family lake home, we fell in love with the community of The Waters. The Waters community is like no other community at Lake Anna. It's the only community which includes all of the following: large pool*, pickleball/tennis courts, large sandy community beach with a covered pavilion, kids playground area, a marina for launching boats and quiet streets for walking, biking, jogging. Our other favorite amenity is the community beach with an amazing kids playground area and a covered pavilion and picnic area which is right across the street from Owl's Nest! When we found our lot to build our dream vacation home directly across from the beach, we knew our kids and grandkids would have years of memories in this family friendly community The Waters with it's quiet streets is great for walking/jogging, and biking and is minutes away from Food Lion and all the great restaurants at Lake Anna.



Owls Nest was built ion 2023 and is chock full of amenities. Guests will love to relax on a cool evening with s'mores by the fire pit or spend the evening in the oversized, lighted hot tub with drinks! Our new patio is the crown jewel of Owl's Nest! We also have recently installed a great playhouse/playground in the backyard so parents can be grilling out or in the hot tub while kids are playing on the playset.



Owls Nest is the perfect vacation for one or two families, for a couple wanting a romantic get-a-way, or a girls lake vacay! Everyone will love all the high-end details of this modern farmhouse cottage.



The open concept floor plan of Owls Nest really lends itself to entertaining and relaxing with family and friends. The great room, kitchen and dining area is surrounded by 12 foot ceilings and huge transomed black windows all around, which brings the outdoors in! The great room has a huge white shiplap fireplace with custom cabinetry, hardwood flooring and sliders opening to the patio, hot-tub, grilling and fire-pit area. The kitchen has high-end stainless appliances, white quartz counters, a walk-in pantry and a breakfast/dining room with a huge Restoration Hardware country dining table, surrounded by windows. This gourmet kitchen comes fully stocked!



Owl's Nest has a total of 4 bedrooms all with flat screen tv's., one Primary Suite on the main level and then another king room and queen room that both share a Jack and Jill full bath. All bedrooms have brand new furniture and mattresses/bedding. The Primary Suite has a king bed with luxury bedding. Guests will enjoy the crisp white furniture, large flat screen TV, shiplap details in the Primary Suite, walk-in closet and huge Primary Suite Bath with a soaking tub, double vanity, quartz counters and windows everywhere. Fun fact: Our Primary Suite Bath won the builders award in 2023 for Best Suite! It is truly a luxury oasis!



We have high speed internet which makes "working from home" easy!



The upper level has the cutest quad bunk room/playroom you've ever seen, truly Pinterest worthy! The bunk room is a kids paradise, full stocked with a white wood playhouse, play kitchen, kids play table/chairs, and a flat screen TV with flip chairs. The bunk room has its own full bath. Kids will never want to leave!



Being right across the street from the community beach and playground, you'll want to grab our kayaks and explore the lake or take our wagon and the kids and hang out at the beach for the afternoon or come early and watch the sunrise. Pickleball/tennis is a favorite with guests at our community clubhouse. Pickleball is available to guests year round. The community pool is open during Summer months and also available for guests. Owl's Nest is conveniently located near Food Lion, restaurants, Lake Anna Winery, Lake Anna State Park which has so many activities for kids in the nature center and also has another Community beach, playground across the street!

You have full access to our entire house, our property, and the common areas. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner (DV Rentals LKA)!



The Neighborhood:

The Waters sub-division offers unparalleled living with a clubhouse, a pool*, tennis courts, pickleball courts, beach, and a marina with a boat launch. The community beach and playground is conveniently located within walking distance of our home! We provide a boat slip for guests who are either bringing a boat or are renting one. The community is also great for walking, jogging or biking and is golf cart friendly! This premier waterfront residential neighborhood community is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay—from 4:00 PM on the day of your arrival until 10:00 AM on the day of your departure.



Getting Around:

Our home is located in the The Waters sub-division. We have ample free parking at our home for large groups with many vehicles. The siding is white, there are 2 chairs on the front porch, and the front door is black.

If there’s something you need and it's not listed, please ask for more information! Our fully equipped home is ready to go with a gourmet kitchen that easily accommodates a large group or entire family with lots of countertop space, new stainless steel appliances, and all the tools you need to make your own world famous super secret recipe. Coffee lovers will appreciate our nice selection. Some outdoor amenities include: hot tub, fire pit, patio, playground, porch, and propane gas grill. We have all kinds of fun activities including kayaks, bikes, Smart TVs, games, books, and an assortment of toys. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner (DV Rentals LKA)! We have easy access to a nearby boat ramp. We also offer everything you would need for an extended stay including: Washer & Dryer.



**Additional Information:**

- Summer Rentals are Saturday to Saturday.

- All Guests shall abide by the Good Neighbor Policy and shall not engage in illegal activity.

- 6 Adults Maximum

- Quiet Hours are from 10 PM to 8 AM.

- Free Parking for up to 6 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed.

- No Pets Allowed.

*Pool is controlled by the community association and is typically open Memorial Day through Labor Day.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 28 years old to book, and those under 28 must be accompanied by a parent or legal guardian throughout the reservation.
