The Space:

Newly built and finished with high-end furnishings throughout, Hemlock Haven is designed for families and groups who want room to spread out and a lake that is always in view.



The open main level centers on a gourmet kitchen with a ten-foot soapstone island and generous seating, white cabinetry, stainless steel appliances, and a Restoration Hardware dining table. It flows into a great room with wood floors, a cathedral ceiling, a gas fireplace, and a two-story wall of windows framing the lake. Walk out to the entertainment deck and the screened porch, with trex decking and a ceiling fan, where the lake views steal the show.



Downstairs, the game room brings everyone together with a smart TV, a foosball table, and air hockey.



Five private bedroom suites each have a full bath and lake views, with three king suites and two queen suites. The main-level Suite 1 walks out to a private deck and features a marble, double-vanity bath. A loft with a daybed adds flexible space for younger guests.



Outside, 125 feet of waterfront wraps a quiet no-wake cove with a large, sandy white beach, a fire pit, and grassy room for games. A private boat ramp sits right next to the beach, along with a fishing pier and dock, and kayaks, paddleboards, and a canoe are ready to launch. Guests also have access to the community boat ramp.

The Neighborhood:

The Waters is a premier waterfront community near the center of Lake Anna on the exclusive private side, surrounded by more than 3,400 acres of clear blue water ideal for boating, swimming, fishing, and water skiing.



The community has two common areas for guests to enjoy. The smaller area is an easy quarter-mile walk from the home and features a playground, a gazebo, and a community beach that many guests prefer to the home's own beach: the sand is deeper and softer (great for sandcastles), the swim area is larger, and it is well kept and rarely crowded. The main common area, about a mile away by car, is the hub of The Waters, with a clubhouse, a resort-style pool (seasonal), boat slips, a boat ramp, tennis courts, pickleball courts, and a spacious picnic pavilion, all available on a first-come, first-served basis.



The home sits on the private side of Lake Anna, which is separated from the public side by dikes and is not navigable between the two by watercraft. If you bring your own boat or jet skis, you will have access to the community boat ramp during your stay, from 4:00 PM on your arrival day until 10:00 AM on your departure day.



Getting Around:

Hemlock Haven is located in The Waters sub-division on the private side of Lake Anna. You will recognize the home by its craftsman front porch with rocking chairs and stone columns, set off a gravel driveway. There is ample free parking for up to 6 vehicles (no parking or driving on grass). A car is recommended, and the neighborhood layout makes it easy to reach the community beach, pool (seasonal), and amenities.



Lake Anna's private side is known for its warm, calm water, perfect for swimming, floating, and water sports without heavy boat traffic. Guests love the peaceful atmosphere, the wildlife, and the safety of a quiet cove.

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.

- Quiet Hours are from 10 PM to 8 AM.

- 10 Adults Maximum.

- Free Parking for up to 6 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed.

- No Parties Allowed.

- No Outside Guests Allowed.

- No Smoking Indoors.

- Absolutely NO Pets Allowed because our family has pet allergies.

- The community pool is typically open Memorial Day through Labor Day.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

 - $30 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

 - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
