Our home is a single-level single family home on over 1.5 acres that offers views of Keuka Lake. It’s perfect for a quiet getaway and has room for everyone to enjoy. (Max 6 guests)

• Central A/C + Heat is available and there is also radiant heat (baseboard heating).

• You will only have access to the upper level as noted in this listing. The downstairs level will be locked and not available for your use.

Guest access
You will have private access to the upper level of the home during your stay. Please note that guest access is not permitted to the 1 locked storage closet (upstairs) in the laundry room and the downstairs level is not available for guest use and will be locked during your stay.

Self check in to the property is via a personalized door code to our smart lock which is provided 2 days prior to arrival.

Other things to note
Please remember that you are staying at a house, not a hotel. Please treat the space with respect and if any problems arise, we will do our best to take care of the problem as soon as possible. However, note that there is no one living on site.

In addition to the house rules (please ensure to review them), here are some additional important things to consider:

• There are 2 steps up to front door and you will only have access to the upper level of the home.

• Please always remember to turn the gas fireplace off when leaving the house or not in the room.

• All bed linens and towels are provided. Additionally, a Starter Kit is provided that includes some paper towels, toilet paper, hand soap, dish soap, laundry detergent, and travel size shampoo, conditioner, and body wash. You may run out of these items during your stay, so you may want to bring extra.

• We do not send maintenance to the property during your stay. Only after you depart. Please note that you may see our landscaping and/or pool staff at the home. Please allow them to complete their lawn/pool duties.

• The closest gas station is 1.2 miles (approximately 3 minutes), closest grocery store (Aldi) is 1.6 miles (approximately 4 minutes). We are very close to the Village if Penn Yan (approximately 5 minutes) that offers several dining options.

• We provide Smart TVs (Netflix/Hulu/Amazon Prime/Disney+), so just bring your own passwords.

• Feel free to use the firepit! We do not provide firewood but most gas stations will sell it. Please just make sure it's out before going to bed.

• The house is located in a natural area, so you may see and hear bugs, furry critters of all sizes (including but not limited to deer, squirrels, and rodents). Our property has regularly scheduled pest control, however, we cannot guarantee that any such critters will not be visible in and around the property. Please try to keep the doors closed, do not leave food outside to prevent entry of unwanted critters. Also do not feed any wildlife as they are wild animals. No refunds will be provided if a local critter visits the property.

• Children are welcome at the house, however, the house may not be suitable for young children because of the indoor fireplace, bunk twin beds, and access to water (pool, etc). Parents should use their own discretion when booking and ensure that all guests, children, and pets are monitored at all times while on premises.

• There are no refunds for weather/natural disasters/power outages/other things that are beyond our control.
