Gorgeous newly updated 4 bed/3 bath pool home with west-facing pool, arcade game and shuffleboard! Disney 11 miles! Newly painted, floors and new furnishings throughout, this spacious and stylish home has two lounge areas and a great location just 12 miles to Disney World and next to Champions Gate.

This beautiful, spacious home has been updated throughout and features brand new furnishings and decor completed in December 2024! The home offers 4 stylish bedrooms (2 kings and 2 twins) all with SMART TVs, a large open-plan lounge, a second games lounge, a formal dining area, spacious fully fitted kitchen with breakfast nook, three bathrooms and a west-facing private pool with a fence on all sides for privacy.

With new flooring, paint and beautiful new furnishings throughout, this home features a bright and airy lounge area with two sofas, Smart TV, cable TV, ceiling fan, formal dining area and French doors out to the beautiful west-facing pool deck.

The second lounge is the perfect hang-out for teens or kids, with sofa, Atari Pong site-down arcade game. Pac Man Arcade game with 13 retro games and shuffleboard.

The stylish and spacious fully equipped kitchen has all the appliances you need for dining at home including stainless steel Bosch oven and hob, fridge freezer, microwave, a jug coffee maker, a Keurig coffee maker, kettle, toaster, blender, cooking utensils etc. as well as a breakfast nook to seat four and a granite breakfast bar with stools.

This home boasts two king primary bedroom suites! Bedroom 1 has a king bed, a SMART TV, cable TV, ceiling fan, sliding doors to the pool deck, walk-in wardrobe and an en suite bathroom with shower, separate tub, twin sinks, marble counters and a WC.

Bedroom 2 is located at the front of the home with king bed, SMART TV, cable TV, walk-in wardrobe, ceiling fan and bathroom right next door with shower/tub, sink and WC.

Bedrooms 3 is a fun Mickey-themed twin room with Smart TV and ceiling fan. Bedroom and 4 is a cool surf-themed twin room with Smart TV and ceiling fan. The Jack and Jill bathroom is located between these two rooms and has a bath/shower, sink and WC.

After a long day riding the roller coasters, you will love heading home to your private full-sized, west-facing pool! The screened-in pool deck has a shaded dining area and four sun loungers. The pool can be heated (pre-bookable optional extra) and a pool security fence is provided for families with small children.

Directly outside the pool deck is a lawned area (fenced on three sides with open entry at each side of the home) where you can also relax.

The fun games lounge guarantees fun for the whole family! With a sit-down Atari Pong arcade game, Pac Man arcade with 13 retro games, shuffleboard and sofa, this is a fun room to relax in.

At the front of the home is a private paved driveway with parking for two vehicles. The home has a Ring Doorbell and a security camera at the front of the property. The home has a laundry room with a washer, dryer and ironing equipment. The home has air conditioning throughout, ceiling fans, free Wifi and free local calls. There is complimentary use of a highchair and travel cot (pack and play).

Located on the popular gated Hamlet at West Haven community, this is a quiet residential community and it is very close to a Publix supermarket and a huge variety of restaurants, bars and shopping at the Champions Gate shopping area (less than two miles). Disney World is just 11 miles away, Universal is 21 miles, Sea World is 16 miles and MCO airport is 29 miles!

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 8 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. No street parking permitted, the HOA does tow at the vehicle owner's liability.
10. The home has a Ring doorbell in the front porch and a security camera at the front of the property.
11. We do not accept reservations that check-in on December 25th.

CANCELLATION POLICY:
The Vrbo cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool and spa can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. If your pool has a spa, pool heat is required for the spa to be heated. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
