This beautiful upgraded 4 bed/3 bath single-story pool home features 2 king primary bedroom suites, 2 twin bedrooms, a fun games room with pool table, table football, foosball and two stand-up retro arcade machines, and a private west-facing pool! Plus, a fantastic location just 11 miles from Disney World and less than two miles to shopping and dining at Champions Gate! This spacious home offers 4 stylish bedrooms (2 kings and 2 twins) all with SMART TVs, a large open-plan living space with a lounge, formal dining area, stylish fully-fitted kitchen, three bathrooms, a games room and a west-facing private pool.

The bright and airy lounge area has two sofas, a large Smart TV, cable TV, ceiling fan and sliding doors out to the beautiful pool deck. The formal dining area seats six guests.

The stylish fully-equipped kitchen has all the appliances you need for dining at home including stainless steel oven and hob, fridge freezer, microwave, filter coffee maker, a Keurig, kettle, toaster, cooking utensils etc. as well as a granite breakfast bar with stools.

This home boasts two king primary bedroom suites! Bedroom 1 has a king bed, a SMART TV, cable TV, ceiling fan, sliding doors to the pool deck, walk-in wardrobe and an en suite bathroom with shower, separate tub, twin sinks, granite counters and a WC.

Bedroom 2 is located at the front of the home and has a stylish beach theme with a king bed, Smart TV, cable TV, walk-in wardrobe, ceiling fan and en suite bathroom with shower, tub, twin sinks, granite counters and WC.

Bedrooms 3 and 4 are both attractive twin rooms with Smart TVs and ceiling fans. The family bathroom is located between these two rooms and has a bath/shower, sink and WC.

Directly outside the pool deck is a lawned area (unfenced) behind the home where you can also relax.

The games room guarantees fun for the whole family! Games include a pool table, table tennis, air hockey and two stand-up retro arcade game machines featuring over a dozen retro games!

At the front of the home is a private paved driveway with parking for two vehicles (no street parking permitted). The home has a laundry closet with a washer, dryer and ironing equipment. It has air conditioning throughout, ceiling fans, free Wifi and free local calls. There is complimentary use of a highchair and travel cot (pack and play).

Located on the popular gated Sanctuary at West Haven community, this is a quiet residential community and it is very close to a Publix supermarket and a huge variety of restaurants, bars and shopping at the Champions Gate shopping area (less than two miles). Disney World is just 11 miles away, Universal is 20 miles, Sea World is 16 miles and MCO airport is 29 miles!

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 8 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. No street parking permitted, the HOA does tow at the vehicle owner's liability.
10. We do not accept reservations that check-in on December 25th.

CANCELLATION POLICY:
The Vrbo cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
