The Neighborhood:

This villa is located at Tankah Bay, a few minutes from Tulum and close to the Mayan Ruins, the city center etc. Tulum has a very special style that you have to discover.

It's the perfect place for those who want to enjoy the Riviera Maya to its best with close by cenotes and beach clubs

•Parties are strictly prohibited.

•Small gatherings require prior approval.



🚫 No pets allowed (including service dogs and emotional support animals) – in accordance with condo rules



🔇 No loud music after 11:00 PM.

•Please respect neighbors, staff, and community rules.

🚔 Violations may result in a USD 500 fine, police involvement, or eviction.



💡 Energy Consumption

•Turn off A/C units, lights, and electronics when not in use.

❄️ A/C should never remain on when the villa is unoccupied to avoid energy waste.



⚠️ Illegal Items

•Drugs and firearms are strictly prohibited.

🚫 Possession or use will result in immediate eviction and legal action under Mexican law.



🌴 Unexpected Events

•Tulum is a developing town; occasional power or water outages may occur.

These are beyond our control.

⛈ In severe cases (storms or emergencies), staff may access the villa for safety reasons.

•The company is not liable for interruptions caused by external providers or weather.



🚫 External vendors are not allowed

For safety and privacy reasons, external vendors are strictly prohibited from accessing the villa.





⚠️ IMPORTANT NOTES



• A/C & Energy Policy

We do not charge for standard energy usage. However, excessive consumption may incur extra charges.

• Default setting: 24°C (recommended comfort level)

* Please raise to 25–26°C or turn off A/C when not in use

• A surcharge of **\$10 USD per day, per degree below 22°C, per room** will apply (e.g., 2 rooms set at 20°C = \$40/day)

⚠️Please keep the living room glass door closed at all times. Leaving it open while the AC system is running may cause condensation on the ceiling. Guests may be responsible for any repairs if this occurs.



• Power Outages

Tulum experiences occasional power outages. The building has a generator, but A/C must be manually restarted after an outage. If the thermostat shows a red blinking light, simply press the “on” button to reactivate.



• Cleaning Service

Your stay includes one cleaning on the third day. Additional cleanings are available upon request at an extra cost of $70 USD each



•Please note that the street leading to the property is not paved and may be affected by weather conditions from time to time. As we are located in a private bay, this is the only access road to the property — part of the charm and tranquility of the area
