Outside is where the home truly shines, perfectly designed for outdoor living in style. Step onto the front wraparound deck, where an elevated saltwater plunge pool awaits for refreshing dips. Spend your days soaking up the sun at the poolside lounge area, and dine alfresco amongst the sea breeze at the outdoor dining area. For a private retreat, head up to the top deck to admire the expansive oceanfront views, or opt for a bedroom balcony. The beach entrance is just one house away for effortless access to your toes in the sand!
Inside, the open-concept living, kitchen, and dining area is bathed in natural light, offering an inviting space for relaxation and entertainment. The coastal-inspired decor, sumptuous seating, and expansive windows ensure the ocean remains the star of the show. Whip up a home-cooked feast in the fully equipped kitchen and gather around the dining area for shared meals.
With five well-appointed bedrooms, each equipped with a brand-new smart TV, there’s plenty of space to unwind. The primary suite features a king bed and private ensuite bathroom with dual vanities, a soaking tub, and a waterfall shower. Another king bedroom has a private ensuite, while two additional king bedrooms share a Jack and Jill bathroom. The fifth bedroom is perfect for groups, offering two full beds and two twin beds.
Located just a short 25-minute car ride from historic downtown Charleston, Folly Beach offers endless fine dining, shopping, historical sites, and more. Take a stroll down Center Street in Downtown Folly, which boasts tons of eclectic bars and restaurants that are fun for the whole family.
Home Truths:
- You must be 25 years or older to book this home.
- Please note that Early Check-In (ECI) and Late Check-Out (LCO) services are not available from May to September.
- From May to October these beaches are home to nesting sea turtles. To protect these turtles guests will be expected to turn off all outdoor lights and close the blinds at night from 10pm to dawn.
- Have a larger group? Check out Poseidon by AvantStay, a 5-bedroom home with an oceanfront hot tub, located right next door.
- Unfortunately, pets are not allowed in this home. If undisclosed pets are brought into the home without AvantStay's approval, there is a fine of $500 per pet.
- This home has a private pool which can be heated with at least 24 hours notice for $80/day (3 night minimum) as long as the ambient temperature averages over 55F.
- Due to the unique Sea Wall, there is no direct beach access; beach entrance is one house away.
- Underneath the home, you will find a propane gas grill, beach toys, games, awnings/rugs, and floats.
- Beach chairs are not provided.
- There is an interior staircase with a lift chair; walk up five steps to access the lift chair.
- Fireplaces are not for guest use.
- Folly Ocean Breeze is located in a quiet residential community, and Folly Beach has a strict noise ordinance starting at 10 PM. To comply with this ordinance, we use noise sensors in our properties. Please be mindful of your neighbors.
- Please note that due to natural coastal conditions, beach areas may experience periodic erosion that can affect shoreline size and accessibility. During periods of high tide, portions of the beach—or the entire beach—may be temporarily inaccessible. We are not able to guarantee identical beach conditions for future stays, and refunds or relocations will not be available due to these natural changes.

There is nothing more important to us at AvantStay than the health, safety, and experience of our guests & staff. We've enhanced our cleaning and sanitation protocols and are taking extra care to disinfect all surfaces between reservations with hospital-grade disinfecting solutions.
