When we arrived, we had no hot water and the ceiling fan in one of the rooms never worked. There was NOTHING in the kitchen that helped with cooking, no spices, no nothing. We messaged the host and they NEVER responded for our entire stay. Which is wild as I’ve stayed in many Vrbo and never had a host just straight up not respond. Will never stay in this unit again. BEWARE!

As a family we overall enjoyed our stay. The view is spectacular, we enjoyed eating on the porch, and the rooms were comfortable. Little things like clocks not having batteries, lights not working , and a weird noise like we were next to a mechanical room made the luxury stay a little disappointing. I have stayed at this resort before and will again.

Family friendly location with something for everyone. Beach, pool, lazy river and the ocean views are fantastic. Condo was great! Pros: Comfortable beds, resort amenities are fantastic, location is convenient to everything, spectacular views, great onsite staff.Cons:Master bedroom does not have a king size mattress even though it is listed in the property details.

I will not be addressing the amenities of Diamond Beach, but will only focus on the unit Western Waves. To begin, the listing claimed to sleep 8 but we arrived to find that only 6 of our 8 guests would have beds. The management company claimed that the host must have changed out furniture without letting them know-which was interesting because a review (that they responded to) in September 2025 stated that there was no king bed. One of those “beds” was a twin mattress on the ground-which had no pillow or sheets. Our rental agreement had 4 adults and 4 children, but we only received property wristbands for 7. The front desk workers refused to give us the other wristband until the management company contacted them. The primary toilet ran 24/7 and stopped flushing on the second day of our stay. The cold faucet in the guest bathroom produced no water. The kitchen faucet didn’t have hot water. Neither the guest bedroom nor living room fan was functional. The blender jar wasn’t the correct one for the base provided. I called the property management company 3 or 4 times about the various issues. A “handyman” came out once to look at the primary toilet and we were told that he “couldn’t fix it and it still flushed so he would just have to work on it another day”We received the missing linens at some point after 11pm the first night, after we had already gone to bed. We have rented at Diamond Beach every year for the past 8 years. Sadly this family tradition has come to an end.
