The 1866 River House is a historic New England farmhouse that retains many of its original features and character. This is not a newly built vacation rental or hotel-style property.
While the home is professionally cleaned before every stay, older homes naturally collect dust more quickly than modern construction, especially when windows are opened or during high pollen seasons. Guests should also expect the occasional historic-home quirk such as original doors, uneven floors, or painted-shut windows.
If you appreciate authentic charm, history, and unique properties, you'll likely love the River House. If you are seeking a brand-new luxury home with modern finishes throughout, this property may not be the best fit.

Expansive sunny living room with 50" smart TV, two comfortable couches, and an electric fireplace. You'll also find the home's original family piano—it's a little out of tune, but generations of guests and children have enjoyed it.

Mid Barn
Enjoy our covered 5-person hot tub without worrying about rain or snow. Relax among the unique décor or open the old sliding barn doors and watch the snowfall.
Also located here are secure cold ski storage and our visitors' signature wall.

Conveniently located just off US Route 2, halfway between Rumford and Bethel, where you'll find shopping, restaurants, and entertainment.
What To Do?
Winter: We are just 14 minutes from Sunday River, 15 minutes from Mt. Abram, and 19 minutes from Black Mountain. Carter's Cross-Country Ski Center is nearby as well. Bring your snowmobiles for endless trail riding or borrow our snowshoes and explore the surrounding area.
Summer: Enjoy the riverside fire pit, corn hole, hiking trails, nearby lakes, and the Androscoggin River. Walk directly to the river from our property or use the adjacent public access area with its gently sloping lawn. Canoe, kayak, raft, and tube rentals are available nearby.
If you're a rock hound, the Maine Mineral & Gem Museum is a must-see. You can also dig for gems, pan for gold at Coos Canyon, or explore countless outdoor adventures throughout the region.
Fall: Experience some of Maine's best foliage. Enjoy horseback riding at Deepwood Farm, apple picking, local moose tours, and the famous Fryeburg Fair in October.
We are approximately 1 hour 15 minutes from Portland and North Conway, NH, and just minutes from the Mahoosuc Mountains and Grafton Notch State Park.

Guest Access
Guests have access to the entire house, middle barn, and grounds. The only exceptions are the far end of the barn used for storage and a utility closet in the kitchen.

We live approximately 30 minutes away and are easily reached by phone should you need assistance.
Plenty of parking is available in the driveway.
We are pet friendly with approval and a pet fee. Unauthorized pets and unattended or barking pets are not permitted.
Please use extreme caution near the river, especially during winter. River ice is never safe.
