We’re so happy to host you. These guidelines help us keep the home comfortable, clean, & enjoyable for all guests. Thank you for taking a moment to read them!
Please Take Care of the Home. Clean up after yourself, your pets, & your group. Excessive cleaning will result in additional fees.
1. Early Check-In & Late Checkout: Available when possible for $50/hour/house. Unauthorized early check-in or late checkout: $200/house + $100/hour.
2. Check-In Instructions: Enter with the door code you receive. If management must unlock the door and your code works when tested, a $50 service fee applies. We do allow for a flexible check-in time, but please note that messages after 8 PM MST may not be answered until the following morning.
3. Check-Out Instructions: Before leaving, please: start a load of towels & sheets in each of the washers, start the dishwasher with dirty dishes or leave clean dishes in the drying rack, take trash to outdoor cans, turn off all lights/water, lock doors
4. Security System: The entire exterior of the property is monitored by time-stamped security cameras for guest & property safety. Footage auto-deletes & may be used in cases of rule violations or safety concerns
5. Hot Tub Rules: To keep the water clean & safe: Rinse before entering. No pets, food/drinks, lotions, sand, or medications. Minimum $500 fee for misuse or extra cleaning. Hot tub is typically available year-round but not guaranteed. Children, Youth, and Elderly guests should be monitored at all times. By use, guest accepts all responsibility.
6. PETS & SERVICE ANIMALS:
Pet Policy (Non-Service Animals Only)
•Pets require an additional cleaning fee due to the deep-clean protocols needed to prepare the home for future guests with allergies.
•When booking your reservation, please include your animal on the reservation. Message host for service animal fee waiver before booking.
•Before booking your reservation, please disclose which units your animals will enter.
General Animal Rules (Apply to Pets and Service Animals)

These rules apply to all animals, including service animals, because they relate to health, sanitation, or property protection (allowed under ADA):
•No animals on furniture, beds, or carpeted areas.
•No animals in the gym, sauna, hot tub, or pool table spaces.
•Animals must remain leashed outdoors and may never be left unattended.
•Guests must clean up all waste indoors & outdoors and bring their own waste bags.
•Excessive hair, waste, damage, or extra mess may result in additional cleaning or repair charges (minimum $500). Consistent with charges applied to all guests.
•Undisclosed animals will incur additional fees ($1,000minimum) due to the required deep cleaning, maintenance scheduling, & protocol adjustments.
•The property is not fenced—please respect neighboring properties.
•Guests with severe allergies should be aware that although we perform a thorough cleaning, we cannot guarantee the complete removal of all hair or dander.
Alternative Accommodations for Guests With Animals
•If Manor guests have a pet or will be accompanied by a service animal, we encourage them to consider reserving one of our two additional homes on the property, where animals are more easily accommodated.
•Please inquire with the host about the Cottage and/or Casita, which share a backyard with the Manor.
Fees
•Service animals: No fees, unless damage or extraordinary cleaning is required—consistent with charges applied to all guests, and in compliance with ADA & VRBO rules.
•Pets: Standard pet cleaning fees apply as follows: Manor: $500 per animal, per night •Casita: $40 per animal, per night
7. Pool Table Room: Temperature is not climate-controlled & may be warm in summer or cold in winter.
8. BBQ Grill: Please clean grill & grease trap after use. Dirty grill: $100 cleaning fee. If you need instructions on how to clean these items, please refer to the detailed instructions included in the guest book. Please wipe the grease trap out with a paper towel & throw it in the trash.
9. Garbage Disposal: No grease, peels, large items, or anything that may clog it. Misuse: $300+ maintenance fee.
10. Parking Rules: Manor parking: in front of Manor (3 cars or 1 truck + trailer) + ONE space beside side entry door. No parking/driving on grass, dirt, rocks, or walkways (guest pays for damage). RVs, campers, trailers & tents allowed with prior approval & fees, no hookups & no circle drive. Do not block other units’ entries or parking.
11. Guest Count: All guests (including infants) must be disclosed on the reservation. Changes must be approved within 24 hours of booking. Host will honor change requests sent if it is acceptable to our rules & policies, as per management & cleaner's discretion.
12. Shared Spaces: Backyard, hot tub, pool table, indoor gym, & sauna are shared with Casita & Cottage guests. Space in front of Manor & Cottage is reserved for that unit. Space behind Casita is reserved for Casita.
13. Supplies: Starter supplies are provided. Longer stays or large groups may require restocking by guests. Delivery available: cost of items + $50 delivery fee.
14. Kitchen Items: Photos show the general inventory. Items may vary due to breakage/loss. Ask if you need something specific.
15. Baby Gear: Pack ’n play and high chair available with 36-hour notice. We have one included in each house, but they are occasionally used for guest use in other units to have multiple as needed.
16. Trash Disposal: Trash cans are located near the RV/Trailer parking area. All trash must be bagged before placing in the large bins.
17. Events: Events may be allowed with prior approval and additional rules/fees. Quiet hours: 10 PM – 7 AM (Kanab City enforced). Noise complaints: 1st: $50; 2nd offence: $500 + possible law enforcement involvement. Guests are responsible for any fees/fines caused by their event or party.
18. Outdoor Furniture: Please clean & return any outdoor tables/chairs to their original locations.
19. Alcohol: Responsible alcohol use is allowed. Guests are responsible for all damages, fines, or fees related to their group.
Violations: Any rule violation may result in a $500–$1,000+ fee depending on cleanup, damages & management's time.
Promotions: Only one promo/discount per stay.
Billing: All charges are processed through the platform’s reservation center to the booking party.
