Guest Access: enjoy easy self-check-in with a unique entry code that will be sent to you prior to your arrival.

Nightly Minimum: Per system

Occupancy: The number of guests booked is the maximum allowed at the property at any time. Unapproved additional guests may result in cancellation with no refund. Contact us in advance for any changes.

Parking: maximum 5 vehicles (1 in garage, 2 in driveway, 2 in front of the house). Do not park in front of neighboring homes.

Security: exterior cameras monitor all entry points (front door and garage door), plus the backyard gates (both of these are locked) for guest and host security. A front door doorbell camera records upon motion. These are in place for your safety and protection. Please do not touch, cover, or tamper with cameras – doing so may result in immediate eviction of all guests with no refund for unused nights, and at minimum, you will be charged a $300 fee. There are NO cameras inside the home.

Quiet Hours: 10:00 PM - 9:00 AM per Scottsdale noise ordinance. If the police are called, guests will be responsible for any fines (can be up to $2500). Please be aware that we have a privacy-safe noise sensor in the backyard. Do not tamper with or remove the sensor; it will notify us if touched, and you will be charged a $300 fee.

Early Check-In & Luggage Drop-Off:
We do our best to accommodate early check-ins, but due to frequent back-to-back reservations, this is not always possible. The time between guests is used for thorough cleaning and necessary maintenance.

If you need an early check-in, we offer a guaranteed two-hour early check-in for a $50 fee to help offset the cleaning team reschedule and inspection adjustments. This is subject to availability. Please inquire in advance.

Luggage drop-off may be possible upon request, depending on our schedule. Please reach out in advance to check availability.


Late Check-Out Policy: Our home is in high demand, and we frequently have back-to-back reservations. To ensure a smooth transition for our incoming guests, just as we did for your arrival, we must adhere to a strict cleaning schedule.

Pre-arranged Late Check-Outs: Late check-outs may be requested in advance, but are not guaranteed. Please make such requests well before your scheduled departure.
$50 Late Check-Out Fee: If a late check-out is approved, a $50 fee will be applied to offset the necessary adjustments to our cleaning company's schedule. This fee ensures we can maintain our cleaning standards and accommodate incoming guests.
No Last-Minute Requests: Please refrain from requesting late check-outs during your stay. Our cleaners operate on a tight schedule and are unable to accommodate last-minute changes.

Vendors: outside vendors require prior approval by the host to ensure we are in compliance with city regulations. We are not responsible for any fees if you book a vendor and must cancel on them because they are unapproved. Vendor categories that are typically approved: private chefs, mobile massage, photographers, hair & makeup. Certain types of vendors (e.g. bounce houses, strippers, DJs) are NOT permitted. Again, we require guests to notify us of any vendors, so please let us know BEFORE you book.

Decorations: absolutely no tape or decor with adhesive strips allowed. Also, no confetti or glitter inside or outside – and that includes confetti balloons. If used, an extra cleaning fee will be charged to the guest.

Pet Policy:

We welcome well-behaved pets to our property, understanding the importance of including your furry companions. However, please be aware that our home is not specifically designed for pets. To ensure a comfortable stay for all guests, including those with allergies, we have the following guidelines:

Maximum: A maximum of two mid-to-small-sized pets are allowed.
Pet Fee: A pet fee of $100 USD per pet, per night, will be applied to your reservation. This fee is for the accommodation of your pet and does not cover pet-related cleaning.
Cleanliness: Guests are responsible for cleaning up after their pets, both inside and outside the property.
Furniture and Beds: Please keep pets off furniture and beds to maintain a hypoallergenic environment for future guests.
Doors and AC: Please do not leave doors open while the air conditioning is running. Note that there is no dog door.
Excessive Cleaning: An additional cleaning fee will be charged if our cleaning team is required to perform extra cleaning due to pet-related messes beyond normal wear and tear.
We appreciate your cooperation in adhering to these guidelines to ensure a pleasant stay for everyone.

The property and all guests must comply with all City of Scottsdale and State of Arizona laws. These are clearly posted inside the home at the front door and the rear sliding glass door.
