This 3 bedroom 2 bathroom home is a perfect place for several couples or a family. The bedrooms are equipped with comfy beds. The house has an open living room, kitchen and dining area. The kitchen is fully equipped.

From the deck you can enjoy a meal and an amazing view. Free parking. Visitors from all over the world are welcome in this quiet neighborhood situated between Holy Names College and Mills College.

This 3 bedroom 2 bathroom home will be all yours for the duration of your stay. Walk into the spacious living room and dining room area. Get comfortable on the sofa, grab a book from one of the bookcases and relax. Adjacent to the dining room, you will find a fully equipped kitchen. Gas stove with oven, dishwasher, and full size refrigerator.

Through the kitchen, you have access to the large deck with amazing views.

The 3 bedrooms are equipped with very comfortable, orthopedic mattresses. The master bedroom has a queen sized bed and attached bathroom with a walk-in shower and looks out on the patio/garden, one bedroom has a queen bed, and the other bedroom has two twin beds, both rooms have a bay view. There is a hall bathroom that has shower/tub combo.

**This home has undergone a major renovation including a new roof, new heating system, new floor, new bathrooms, new stove, freshly painted kitchen cabinets, new outdoor patio and new driveway.**

For bookings longer than 30 nights guests are required to sign a lease separate from Airbnb.

Guests have access to the whole house, there is a washer and dryer and one parking spot in the driveway.

Mail and packages cannot be delivered to the apartment during your stay. If you need something delivered to you, there are mail centers in the area that can receive and hold packages for you. We are not responsible for any packages delivered, before, during or after your stay.

I use a property management company available for any questions or emergencies during your stay.

Single family homes define the traditional Laurel Heights area. Young professionals and families live together in this quiet residential neighborhood.

In five minutes driving distance you are in the gorgeous Redwood Heights area where you can walk miles through the redwood forest. And ideal mixture of city life and nature.

Minutes from buses including trans-bay buses to San Francisco and buses to Bart that takes you around the East Bay and into San Francisco. The closest Bart station is Fruitvale which is 2.7 miles from the house. It takes approx. 25-45 minutes to drive to San Francisco depending on traffic and time of day. The Oakland Airport is 7.8 miles, approx. a 20 minute drive.

You can park one car in the driveway. There is an apartment downstairs that is also on Airbnb. Tenants in the house cannot access the apartment and vice versa. Each unit has their own entry and is completely private.

Please be mindful about the noise between 10pm and 8am.

There is no smoking of any kind allowed in or around the house. If the unit smells of smoke you will be charged an additional cleaning fee.

We would like to remind our guests that our house is in a quiet residential neighborhood and we try to make sure our neighbors are not affected adversely by our rental. No parties or gatherings with outside guests are allowed at the house and kindly ask you to adhere to this rule.
- No parties or events of any kind are allowed here
- Out of respect for our neighbors, quiet hours are between 10pm - 8am
- No shoes inside (flip flops, slippers, socks are fine)
- No smoking of any kind is permitted anywhere on the premises (go to the front curb outside or at least 15 feet from any dwelling)
- Turn off lights, TV, heater, & stove when not in use
- The property shall not be used by more than the number of adults and children listed in your reservation.
- No pets allowed
- Conserve water, California is currently in a drought
- Recycle & Compost if there are receptacles in the unit
- Please consume or take all leftover food. Extra food beckons little critters and bugs!
- No commercial photography or filming is permitted on the property.
- Please only deposit toilet paper in the toilets, SF has small pipes (no baby/adult wipes, floss, tampons, etc...)
- Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
- A late check-out fee will be applied for check-outs as this will affect our cleaning team and following guests.
- On check-out, if property has a key, return it to the lockbox. There is a fee for misplaced keys, or for keys left in the unit.
- During your stay of 30 days or more. If utilities (water, trash, electricity & gas) go over a total of $150, you will be requested to pay the difference if it is excessive. You can avoid high charges by turning off lights, heaters, electronics and the stove when not in use. During the winter, San Franciscans wear layers of clothing to avoid high electric bills.
- Please be aware of your energy usage, especially during peak hours which are between 4-9pm each day. Run the dishwasher, washer and dryer (if applicable) during non peak hours. We appreciate guests helping to conserve energy.
