Ready for a dinner party, the sunny, well-appointed kitchen with gas range and double ovens, offers everything you need from cooking up fresh locally caught seafood or having a private chef come in and create sumptuous meals. The center island offers an abundance of space with seating for three, and opens seamlessly into the dining area with seating for eight. The first of six bedrooms is on this main floor, with a KING bed, lovely private bath, and doors that open to the patio and pool. Additionally you'll find an elegant powder room.
Up the stairs, you'll find the luxurious primary suite, appointed with a KING bed dressed in hotel quality linens, complete with soaring vaulted ceiling, charming window seat and luxe ensuite bath featuring a soaking tub and walk-in shower. The second floor houses two additional bedrooms - one with a KING and another with two TWIN beds - each with private bathrooms. You will also find one of two laundry rooms on this floor.
The airy pool house comes complete with an additional KING bedroom and fun-inspired bunk room with four built-in TWIN bunk beds - each room with private bathrooms. Should you need, an additional laundry room is located here in the pool house as well.

Every property in our portfolio is designed to host only vacation guests, and guests of Luxury Simplified Retreats are expected to abide by the rules and NOISE ORDINANCE enforced by the Town of Kiawah Island. Those that violate the terms of occupancy, host events, and/or parties will result in immediate loss of use. The Vista House does not allow pets. No exceptions. The Vista House is a NO SMOKING property. No exceptions.
Access
Your Concierge will meet you at the home upon your arrival to check you in. Should our schedules not line up, your Concierge will walk you through how to get into the property. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. Every vehicle MUST have a gate pass to access Kiawah Island. The Town of Kiawah Island allows each reservation to give up to five (5) gate passes per stay. No exceptions.
Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure. Your Concierge will meet you at the property upon check-in and provide valuable information about the home. Should an in-person meeting not work out, your Concierge will provide you with all the instructions you will need. We are here to make the check-in process a seamless one!

Our concierge team is committed to delivering exceptional service, impeccable cleanliness and all the amenities of your everyday home. With each stay you will enjoy high thread count linens, spa quality towels, hair dryer, ironing board, washer and dryer, standard coffee maker and Keurig, kitchen cookware and utensils, shower toiletries and soaps, extra linens and towels, air conditioning, cable, and wireless internet, and more. With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our pleasure to provide suggestions for restaurants, make reservations, organize activities, and answer any questions.
We offer the option to purchase trip insurance through Rental Guardian. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).
At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check-in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.
The Town of Kiawah Island has a noise ordinance from 11:00 p.m. to 7:00 a.m. daily. Please be mindful of your neighbors. Noise complaints can result in fines and rental termination.
