My family and I were delighted to stay at Dennis’ home while in the Capital Region. It really was perfect. Clean, comfortable, spacious, and located in a really nice area that despite seeming like a quiet suburb, was close to everything. While unpacking, one of the neighbors was watering his lawn and welcomed us to the area. Dennis stopped by just after our arrival to bring us some snacks and let us know he was nearby if we needed anything. Overall, it was a great stay. Thank you, Dennis.

We did not end up staying at this home because of what we felt was a misleading listing. The ownwer maintains a seperate unit for them to use in the house that was not stated in the listing. Also not stated in the listing was that renters do not have access to the yard. We were traveling with two dogs and needed access to the yard. The listing staes you are renting "a home". To us that clearly implies the entire house and property. We were not made aware of this until 48hrs before arrival when we received check-in information. This was too late for us to cancel and the lanlord refused to cancel the reservation when we requested him too. He kept incorrectly stating that VRBO had to cancel it eventhough VRBO reached out to him multiple times to explain that it was his responsibility and he was the only person who could cancel at that time. Be aware that the owner keeps a unit in the home and you do not get the entire "home" when you rent.

We had hoped that you would stay, unfortunately you had lost any interest in staying. Per our policy which is made available to all guests prior to booking. All cancellations 72 hours prior to arrival are non refundable. Also in reference to the backyard, the listing did not include a back yard. The listing is a three bedroom unit with was made available to you. Previous unfortunate experiences with guest and pets has made it difficult to make the backyard available to guest as such the listing does not include a back yard. However in your particular case we agreed to make back yard available to you due to your concerns in order to enhance your stay. With reference to the unit below it serves as storage for linen and items used in the service of the listing above and not a residence. However in the case of emergency repairs like plumbing , AC/ heating which requires immediate attention due to the presence of guest in the listing. Host will have to travel into town to ensure problems are resolved regardless of the time of the night or weather, and the unit below is used for the service of the host especially diring inclement weather. Also in the case where guest urgently need extra accommodation because of inclement weather or some other reasons the unit below may also be made available. Based on your concerns we assured you in a phone conversation that no one will be coming to the house regardless of whatever situation or emergency while you were there. However I believe that was not enough to change your mind. However we were willing to cancel if VRBO considers our listing misleading or fraudulent and such demands that we cancel. Due to timing and nature of the request for cancellation we were hoping VRBO will intervene especially with the financial situation by providing some compensation if we went ahead to voluntarily cancel. The purpose of this is to help with offsetting possible income loss. However VRBO was not willing to provide any form of compensation to help resolve this dispute. Since per their criteria the listing does not include any false misrepresentation nor is it considered misleading so if guest wants to cancel, it is his/ her preserve.. In essence we were still in compliance with VRBOs requirements regulations.
We are always open to ideas which will make our guest feel comfortable during their stay at “second home” we will make improvements in notices to better reflect our listing in order to promote clarity and enhance the stays of our guest. We are always committed to the comfort of our guests. Thanks for telling us about your concern and experience.
