Luxury villa with private pool and breathtaking panoramic seaview

This fully equipped 270m2 Provençal villa is the ideal hideaway for a laid-back French Riviera experience. Located in a closed, secured domain above natural parkland, the delightfully peaceful oasis is only 15 minutes drive from Nice airport, and only 10 minutes to the town centre, beaches, restaurants, and shops.
This villa has it all, and if you want to take it easy, there's nothing simpler. Just laze by the swimming pool, prepare your meals in the outdoor kitchen, enjoy the Japanese-style jacuzzi bath, venture down into the fully sound-proofed HD home cinema with an amazing film library and Netflix, or just take in the view which unfolds before you as you sit out on the terrace. The villa is made up of 3 levels and with five bedrooms has a sleeping capacity for up to 8-10 people. High-speed Internet access is available by Wi-Fi or from the various Ethernet outlets in the villa.
Outside the gated community is a large recreational park with panoramic views over Nice and the Mediterranean.

For your convenience: You can use and enjoy the following items during your stay in the villa:
Jacuzzi - hot tub, pool, sunbed (8), BBQ, fully equipped kitchen, several options for eating - inside in the dining room or the kitchen counter, outside table on the terrace, or Summer kitchen. Air-conditioning (in all the bedrooms), ping pong table. Towels and linen provided. Maid service can be arranged on request (extra charge). And for your security, the house is located in a gated community and has its own remote-controlled gate. In addition, there is an alarm system and we subscribe to a guard service.

For your entertainment: Home theatre with 7.1 UHD system (Blu-ray and DVD, and Netflix) and a movie collection of over 1,000 titles, TV (HD) in the living room, with French and satellite channels (Netflix). HD TV in the master bedroom. Extensive book and magazine library (English, French, Japanese, etc).

Discover the French Riviera: The city of Nice is just 10 minutes away, with its old town, its markets, restaurants, museums, beaches, Russian basilic, cafes, shopping areas, casinos, etc.
Within a 30-minute drive, you find amongst other famous places Monaco and Cannes, beautiful towns like Antibes and Grasse, and numerous small typically French villages like St. Paul de Vence and Eze. The area has been called home by quite a few of the world artists of the last century. You'll find museums dedicated to Chagall, Renoir, Picasso, Matisse, and many others who lived here.
The Italian markets of San Remo and Ventimiglia can be reached by car in about 45 min.
Numerous tourism and travel guidebooks are available in the villa, as well as a number of suggestions from owners.

Wonderful Stay

The property offers many outdoor living areas centered around the large swimming pool and private bedrooms and baths for a large family. Everything was perfect!

Stunning views

Blessed with wonderful weather, we spent a lot of our time in the gorgeous outside space. The views from the garden and pool were spectacular and the outdoor barbeque, kitchen and dining areas were enjoyed by all. The villa is spacious if a bit cluttered, a home rather just a rental unit. The stairs were a bit challenging and the upper staircase would be improved by a handrail. Our teenager loved her own space with the home theatre. Only real problems for us were the approach roads exacerbated by the road closures. We gave up on the rentalcars and used ubers that reduced the stress...but oh those glorious views!

Sorry to say, but this house wasn’t up to Vrbo’ standards.That said, since this home is presented as a luxury rental, we do feel the condition it was in at our arrival didn’t meet that standard. We’re not referring to personal preferences but to basic expectations — clean bathrooms and kitchen, no medication left accessible on the floor, no persistent smells, and a properly maintained pool.

Good experience and great hospitality

The house fully lived up to our expectations. We had a true experience of being guests of the hosts. The house functions as a private home for the owners for part of the year and was thus well equipped and well furnished. The hosts were very hospitable and helpful.

Fabulous villa stay

Breathtaking view of Nice and sea. Spacious living room, bedrooms with adjacent bathrooms/toilets, fully equipped and largish kitchen, gorgeous outdoor spaces with sun beds, shaded porch with sofas, wonderful jaccuzi, outdoor dining. Large, unheated pool in the sun that warmed up over the week of our stay. Plenty of room for the 9 of us. The narrow winding road leading up to the villa requires bravery and a small car is recommended. All in all, excellent value.

Wonderful villa and the best view in Nice

This is the 2nd time our group of 7 has rented Patrick’s villa and it was once again amazing. The house is large and attractive and with 7 adults we were more than comfortable. Easy communication for any issues. We love the pool and outdoor kitchen and hardly left the property at all. Uber makes is super easy to go into town when you want to. And the property manager and the housekeeper are lovely people.

Spectacular setting in hills overlooking Nice and Mediterranean

Eight friends and family gathered at this stunning house in May and we really enjoyed it. The photos do not do justice to the views and the lovely interiors. We enjoyed cocktails and dinner outdoors almost every night and we wouldn't change anything. We took day trips to Antibes (Cap d'Antibes and the lighthouse is visible from the terrace), St Paul de Vence, Old Town Nice and Cannes, but we had the most fun just hanging out at this great house.

My Nice Villa

Wonderful villa in stunning location. Nothing had been overlooked for our stay. The pool is large with plenty of loungers around as well as plenty of sheltered areas for shade. The jacuzzi was a lovely treat. Easy access into Nice old town with taxi and also to Monaco.. lots of activities provided to keep everyone occupied…. the boys loved the Cinema room and ping pong 🏓. Finally, the view from the villa is amazing. We will definitely be back.

Great stay in Nice

We are a family of five with 3 adult children. The villa is just as described in the profile. Clearly the most attractive part of the property was the outdoor space. When we first stepped outside we were overwhelmed by the wonderful smells of the well maintained garden. We ate most of our meals at the villa and its outdoor kitchen and dining area are fantastic. Frankly, we just couldn't pull ourselves away from the outside areas to go into town very often. We highly recommend this property for those seeking an authentic French Rivera experience

We have just returned from an amazing week in this beautiful villa. The photos do not do it justice. The view is amazing. The villa has everything you need. The boys enjoyed the cinema room in the evening while we enjoyed the outside space and the views over nice. Patrick was very informative when booking the villa and Megumi the housekeeper who greeted us was lovely. We arranged on online Carrefour shop to be delivered as we did not want to hire a car. This all went very smoothly with the help of Megumi who let us use her contact details. There is a lovely restaurant 20 mins walk through the park la Locanda which Patrick recommend and it did not disappoint. I would not hesitate to book this villa again when we are next in Nice.

A great holiday

Firstly the host was extremely responsive to any questions we had in advance of the holiday.We were provided with lots of useful information on the day of our arrival as well. The Villa itself was perfect for our needs - very quiet but within striking distance of Nice. The pool and gardens were lovely and there was an excellent BBQ. The views from the Villa are spectacular. The bedrooms were all spacious and there were more than enough toilets and showers . I was a bit nervous about not hiring a car but with the size of the group we would have needed two hire cars. In the event there were no issues for us as uber worked really well and was inexpensive. We also took the local bus to the train station in Nice which was only a short walk from the villa and goes every hour at a cost of 1.50 euros a person. Overall a really great stay.

Exceptional views of Nice and the Mediterranean sea

The villa was spacious and the ten of us (8 adults and 2 young children) had very comfortable accommodations. The villa was also well equipped with high chairs and portable cribs. We especially enjoyed the various outdoor spaces and our 3 year old grandson just loved the pool! The views from the villa were amazing, especially from the balcony of the master bedroom on the upper level. We did have a few very hot days, but the property manager was quick in providing us with additional fans to help keep the common living areas cool (all the bedrooms were air conditioned). We also hired the private chef recommended by the villa host to prepare dinners for us on a couple of nights, which were excellent. We did find the location of the villa a little more isolated than we had expected, and had some difficulty getting Ubers to pick us up for outings. We ended up renting a car for grocery runs, and booking taxis in advance when needed. Overall, we had a great stay at Patrick’s beautiful villa!

beautiful views, great hosts

The view is truly spectacular, and we were very comfortable in it. What impressed me the most is the level of the owners hospitality hospitality. It is the best"house manual" I have ever seen (and I have seen quite a few), the wine, the chocolates, the coffee, everything they prepared for us made us feel truly welcome! There are many amenities in the house, a hot tub, table tennis, and a cinema. we did enjoy very much the cinema. We were fortunate to have with us our young grandchildren, so we were not able to go out at night. And the cinema was truly fabulous. We loved their taste in movies (AND in books, which we also enjoyed very much). The only minus is that it a is a bit difficult to get to it, with a winding narrow way, but I guess that is the price you have to pay to have such a great view. Because of that I give it a 4plus, instead of a 5, but it was not available. Once again, thank you very much for your wonderful hospitality, we hope to visit you again in the future.

My Nice Villa

House was overall lovely. Location, garden area, & pool were beautiful. However it was a little disappointing to find that there was no air conditioning in main floor living room, dining room, and kitchen. We had to go out and buy extra fans to help cool down the house. The hot tub had a leak and unable to hold water so not able to use. The pool alarm also consistently went off throughout the day and night even after settings were adjusted as we were told to do and when no one in pool. We also lost electricity for around 8 hours unable to reset as directed in black book and call put into Loretta. We felt the cleaning woman who came in midweek did not do a great job. There were also cobwebs on shelves and some room corners.

Amazing views, well-equipped, great amenities.

We loved our stay at the villa. It was very comfortable, and had everything needed to relax, watch a movie and prepare a meal. We truly enjoyed our down time when not touring the Cote d'Azur and Provence! The pool and hot tub are totally private, and the entire outdoor space is wonderful. The location is very central, and is in a nice area of Nice, behind two security gates. The view is incredible from nearly every room. The villa is a home, with lovely art work and personal touches throughout. The Hochers were wonderful people to deal with. They were very responsive to all of my questions, made dinner reservations for us, recommended a French chef to prepare dinner at the house, and gave us a lot of advice about the area. They even had a special gift & card waiting for us to congratulate us on our 20th anniversary! Their house manager, Ronny was very helpful and welcoming. Ronny had my detailed list of groceries waiting for us at the house, and was available to us during our stay when questions came up about the stereo, etc.. The security deposit is large, but it is easy to see why this is necessary when considering the level of high quality systems like the media room, pool & hot tub. Our deposit was returned promptly, and was back in my account before we got home! I would highly recommend this villa to anyone, and would return without hesitation. We had a wonderful time. It is rare that a VRBO meets or exceeds my expectations and this one did just that. The villa is amazing. There is plenty of space with two bedrooms upstairs, one on the 1st floor, and two at ground level. The backyard pool, hottub, view, eating areas, quality of furniture, were all a perfect 10. The furniture was comfortable, in great condition, and provided a wonderful area for my family to spend most of our time. Patrick and his team of professionals were there mowing the lawn, cleaning the pool, and jumping right on any issues we had. When we first showed up, on a Saturday, the hottub control unit shorted out so it was cold. It was working in the morning. Even though it was a Sunday they managaged to get someone out right away to replace it first thing. There is a nice carefour grocery story 10 minutes away to get all of the food and wine that you need. Old town nice is a short drive, 18 minutes most times around the bay of Nice to get there given the road is one way getting to the parking garage that we wanted. If you wanted to drive to the Hotel Negresco you could make it there in about 13-15'. The movie theatre downstairs is very very good. The quality of the sounds system and the about 9' screen was crystal clear with the projection system. You will enjoy the villa.

Innerhalb der 2 Wochen, die wir (7 Erwachsene) in diesem Haus verbracht haben, wollten wir diverse Unternehmungen in der Region machen, sind allerdings doch öfter in der Villa und am Pool geblieben als geplant ;-) Der täglich aufs neue umwerfende Blick Richtung Meer, der große diskrete Gartenbereich, das persönlich eingerichtete Haus und die beiden Pools waren einfach zu verlockend um dort länger zu verweilen. Bei Fragen wurde uns immer sehr schnell, freundlich und vor allem geduldig weitergeholfen. Vielen Dank für die wunderschöne Zeit, die wir in Eurem Haus verbringen durften. Es war wirklich ein Genuß.

Insbesondere der Garten, das Schwimmbad sowie der Ausblick auf Nizza waren traumhaft, genug Platz zum spielen, relaxen, schwimmen. Das Haus war sehr geschmackvoll und warm ausgestattet, die Küche hatte alles, was man braucht. Die Gastgeber waren sehr nett und hilfsbereit, über das Willkommenspaket, in welchem auch unsere Wünsche berücksichtigt wurden, haben wir uns sehr gefreut. Der einizige kleine Wehrmutstropfen war die frühe Abreise um 10 Uhr, zumal ich am Vortag meinen Geburtstag feierte. Ganz herzlichen Dank für alles, wir haben die Zeit sehr genossen. 60+ years old French living in the beautiful city of Nice, France. My wife and I usually travel all summer and are renting our home during this period. We take pride in our property and are responsive to any of our guest's needs. We lived in the US and Japan for many years and know what it is to be in a foreign country. As our guests, we will make sure you get all the necessary information to enjoy the place to its full potential. The villa is fully furnished and we leave all the appliances so that your stay will be remembered as a truly unique and enjoyable experience. As a location, Nice, the capital of the French Riviera, is perfect to visit places such as Monaco, Cannes, Grasse, Eze, etc. Lots of great restaurants around and very exciting local life in the local markets, pedestrian area, etc. Your stay at our property will start with the meet and greet by our property manager who will be available during all your stay for any help or assistance you may need, as well as concierge services.
