The Space:

As you enter the condo, you’re welcomed by an abundance of natural light streaming through large windows, giving the space a fresh and open feel. The living area is thoughtfully designed for both comfort and connection, featuring a plush sectional, a cozy loveseat, a smart TV, and a charming fireplace that invites you to kick back after a day on the lake. The kitchen is a dream for casual cooks and coffee lovers alike, offering sleek stone countertops, crisp white appliances, a four-seat counter bar, and a designated coffee bar that’s perfect for morning rituals. Just beyond, the dining table for four sets the scene for unforgettable meals and board games alike. Step out onto the private balcony where a bistro table for two awaits—perfect for sipping wine at sunset with views of Table Rock Lake shimmering below.



When you're ready to explore, Kimberling City is full of nearby adventures. You're minutes from water sports and boat rentals on Table Rock Lake, where fishing, tubing, and kayaking are favorites. This home comfortably sleeps 7 guests between 2 private bedrooms and a queen-size sleeper sofa in the living room.



Bedroom #1 includes a queen-size bed, a twin XL-size trundle, a sitting area, a smart TV, and an ensuite bathroom with a single vanity and a shower/tub combo.



Bedroom #2 includes a king-size bed, a smart TV, balcony access, and an ensuite bathroom with a dual vanity, a soaking tub, and a walk-in shower.



THINGS TO NOTE:

• This home is a lower-level, walk-down unit with 16 steps required.

• Lot parking available for 2 vehicles, passes will be provided in the unit upon arrival. Parking is available on a first-come, first-serve basis.

• Early Check-In / Late Check Out: These options are based on availability and are NOT INCLUDED in your reservation. Additional fees may apply. Please contact us in advance if you’re interested.

• This home is pet-friendly. A maximum of 1 dog, 30 lbs or less, may be brought to this home. If you are bringing a pet, the required pet fee is $125.

• Washer and dryer in home.

• Portable crib provided.

• Pools, hot tubs, and other facilities in the resort are operated by the HOA, and neither Grand Welcome nor the property owners are responsible or liable for any refunds in the event that they are closed for any reason.

RESORT RULES: (Fines will be issued for not following these rules)

• NO DUALLY TRUCKS ALLOWED ON PROPERTY.

• NO COMMERCIAL VEHICLES WITH SIGNAGE PERMITTED.

• DO NOT BACK INTO PARKING SPACES.

• No bumper or hitches can be extended over the sidewalk.

• Parking pass must be filled out and displayed in vehicle(s) at all times throughout your stay. Guests are subject to fines if the completed pass is not displayed.

• No items can be above the bed of the truck or cars. This includes toolboxes, kayaks.

• No over-size vehicles.

• No trailers other than boat trailers allowed in the designated trailer parking. Trailer parking is available in the designated parking area only and MUST have the yellow circle pass hanging on their trailer. No cars/trucks can be parking in this area and they must be in between the lines.

• There is NO boat launch or slips available at this subdivision. The closest place is Port of Kimberling Marina aka What's Up Doc.
