Welcome to Better Than Ever Lakehouse—a charming, cozy retreat perfectly nestled near Point Pelee National Park, just across from the splash-filled fun at Mersea Park and steps from the local favourite, Freddy’s Restaurant. This two-bedroom cottage sleeps up to six guests, with a queen bed in each bedroom and a comfy futon in the common area—making it an ideal escape for families or a close-knit group of friends.
Inside, the cottage offers a seamless blend of comfort and style. The fully equipped kitchen sparkles with high-end stainless steel appliances and all the essentials to prepare your favourite meals—but don’t be surprised if you find yourself dining at Freddy’s every day. With food that good just across the road, it’s a temptation few can resist.
Sink into plush beds wrapped in luxurious linens, unwind with fluffy towels in the full bathroom with a tub-and-shower combo, and enjoy the convenience of a brand-new washer and dryer for longer stays.
Outside, life slows down. The lakefront patio offers Muskoka chairs for lounging, a fire pit for storytelling under the stars, a picnic table for casual lakeside meals, and a natural gas BBQ for grilling up your catch of the day.
Whether it’s morning coffee by the water, sunset laughs with friends, or quality time with your family, Better Than Ever Lakehouse isn’t just a place to stay—it’s a lakefront experience you’ll never forget.
This listing price is based on an occupancy of 4 guests. You will be charged an additional $50 per guest per night for each additional guest, up to a maximum of 6 guests.
Cancellation Policy
A 25% deposit is required at the time of booking. The remaining balance will be automatically charged to the card on file 30 days before check-in.
All reservations canceled more than 30 days before check-in will receive a full refund. Bookings become non-refundable within 30 days of check-in.
Please make sure to complete these steps before your arrival date.
Our rental agreement ensures that both parties are aware of and agree to the terms of the rental. By signing the agreement, you acknowledge that you have read and understood the rules and guidelines for your stay. This helps to create a smooth and enjoyable experience for all involved.
In addition to the rental agreement, we require a $350 offline security deposit hold. A link will be sent to you.
To make your check-in process easier, we have an online check-in form and ask for a copy of your valid photo ID. This will need to be completed in order for your door access code to be generated.
No Parties or Events:
Parties and events are strictly prohibited.
No Fireworks:
Fireworks of any kind are not permitted on the property.
Rental Agreement
All guests are required to sign our rental agreement.
Failure to sign will result in the cancellation of your booking with no refund.
Security Deposit
A $350 security deposit hold is required.
A secure link will be sent to complete this hold.
This is not a charge—just a hold on your credit card.
It is released after checkout if no damage has occurred and the property is left in good order.
Please tidy up after yourself to avoid additional cleaning charges.

Fresh linens and bath towels are included.
Please bring your own beach towels.
Do not remove linens or towels from the home.
Extra cleaning service is available upon request—fees apply.
Please do not use tape, glue, glitter or confetti or create holes when when decorating on the property to avoid an additional cleaning fee will be charged.
Noise Policy
Please respect our quiet hours: 10 PM to 8 AM
Excessive noise that disturbs the neighbors is not permitted and could result with being evicted with no refund.
Garbage & Recycling
Take out garbage daily to avoid odors.
Recyclables must be sorted properly—no plastic bags.
A $75 fee applies if sorting is not followed.
Parking
Park only in front of our house in the driveway.
Do not park on the grass—violators may be towed at their own expense.
Appliances & Kitchen Use
Use appliances only as intended.
Kitchenware is provided—please load and start the dishwasher before checkout.
Dish soap and cloths are under the sink.
Furniture & Décor
Please do not move furniture or décor—doing so may damage floors or disrupt the ambiance.
Pets
This property is not pet-friendly. Thank you for your understanding.
Towel Use
Please leave used towels on the bathroom floor before checkout.
Water & Septic System
Only flush toilet paper.
No feminine products or foreign materials—violations may result in charges up to $1,000 for septic damage.
