Luxury 3 bedroom waterfront home with indoor hot tub, sauna, paddle boat & kayak

Beautiful, spacious waterfront retreat located in the quaint downtown of Linden. This property will astound you with its peaceful views and year round appeal. It’s perfect for family gatherings and special occasions!

Upon arrival at the Linden Landing, please park outside the main attached garage. You are also welcome to park inside. The spot in front of the small detached garage on the circle drive is reserved for our boathouse guests. Follow the path to the left behind the garage to enter at the side door located on the back deck.

The hot tub is located in a detached building to the left of the deck (east side) as you are walking towards the water. There is a key on a rubber duck keychain located on the welcome table to access this building!

There’s an infrared sauna located inside the garage for your relaxation!

The kayaks off the back deck are for guests of the Linden Landing. The kayaks located on the fence along the west side of the property are for guests of the adjacent boathouse tiny home (separate rental).

Outdoor games are located in the plastic storage bin to the east of the deck and in the garage, splash pad, lifejackets and other water toys can be found inside the garage as well.

There is a fire pit and chairs down along the water for your enjoyment - make sure you don’t forget your complimentary s’more kit located on the shelves in the dining room!

A fully equipped kitchen with flatware and cookware is available for guest use. Luxury coffee and tea bar is located off the kitchen. Other drinking glasses, mixology kit and an ice bucket are located on the wet bar in the family room area!

Infant-toddler items such as pack and play, highchair and monitor is located in the lower right-hand cabinet in the dining area.

There is an Xbox located in the library under the TV set for guest use.

Washer and dryer are available for guest use and located in the basement. Laundry soap and fabric softener are complementary.

Near Clover Beach, all sports lakes, Mueller's Orchard, Birchview.

Event Center, skiing and downtown Fenton

As per Vrbo guidelines, absolutely no parties are allowed on the premises.


NOTE: In the winter months, snow removal is scheduled every 2-3 inches and will clear all areas of the driveway and parking lot that are not blocked by vehicles. In the summer, our lawn service will be taking care of the lawn maintenance once every week as weather permits. Guest Access:
You will have exclusive access to the entire home, attached, garage, deck, yard and fire pit. The driveway, floating dock (which is used for kayak launch) and part of the boardwalk are shared with the other tiny home located on the property.

ASSUMPTION OF RISK. You and anyone using the Vacation Rental during your stay accepts and assumes all risks involved in or related to the use of the Vacation Rental and surrounding property, or any other body of water, any water-related activities, features on the property (including the infared sauna), activities participated in during your stay on or off the property,
amenities provided at the property, or third-party transportation vendors, as applicable, whether or not disclosed in the listing. You understand that traveling and staying in a vacation rental property may increase the likelihood of contracting an infectious disease, such as COVID-19, and you voluntarily assume that risk.
You further accept and assume all risks involved in or related to any recreational equipment of any kind, including but not limited to, kayaks, floating pad or other floating devices, game or sports equipment, as applicable. You are responsible for determining your fitness for participating in any features or activities during your stay and your ability to fully understand
and comply with any directions, warnings, laws, or regulations presented.
TO THE MAXIMUM EXTENT PERMITTED UNDER
APPLICABLE LAW, YOU KNOWINGLY, VOLUNTARILY AND FREELY ASSUME ALL RISKS, BOTH KNOWN AND UNKNOWN, OF THE ABOVE DESCRIBED ACTIVITIES, AND YOU ASSUME FULL RESPONSIBILITY FOR PARTICIPATION IN ANY SUCH ACTIVITIES.

Hot Tub Addendum:
This Rental Agreement Addendum is incorporated into and made part of the Rental Agreement executed by the owner and the Guest, referring to and incorporating the rented home. There are health risks associated with the use of hot tubs. Guest agrees to use the hot tub at their own risk. The Owner(s) will not
be responsible for any injuries sustained by the Guest or the members of the Guest's party when using the hot tub. Guest who signs this agreement will be responsible to advise all other members of their party of all potential hot tub hazards and rules. Before unlocking or using the hot tub, Guest(s) must completely review and understand the hot tub operating procedures found in the Rental Instructions as well as the safety items listed on this page. The Guest is responsible for operating the hot tub in
accordance with the manufacturer's instructions. Shower before and after using the hot tub. This is because some lotions or makeup mixed with the hot tub chemicals can cause a rash. Showering after hot tub use will lessen the likelihood of rashes related to exposure of hot tub chemicals. Never wear jewelry into a hot tub due to the chemicals used. Hot tub chemicals can also affect color-treated hair or damage swimsuits. If you have any medical condition (such as but not limited to, heart disease, low or high blood pressure, circulatory system problems, diabetes, obesity) or are taking any type of drugs please consult your physician before using the hot tub. Persons who have skin
sensitivities or open wounds should not use the hot tub. If you have consumed or are consuming alcoholic beverages or drugs or have a medical condition that in conjunction with hot tub use may result in drowsiness, do not use the hot tub due to the possibility of losing consciousness with the possibility of drowning. Guest agrees not to use and not allow members of
Guest's party to use any type of soaps, shampoo, lotions, bubbles, glitter, or bath oils in the hot tub, as damage to the hot tub and/or skin irritation may occur. If evidence of use of shampoo, bubbles, lotions, bath oils, or other substances is found in the hot tub, your entire Rental (damage) Deposit will be forfeited. Do not take any products or items into or around the
hot tub, including glass, which may clog the filter, damage the hot tub, endanger persons, or cause injury, or skin irritation. Do not submerge your head, ingest the water, or allow the water to contact your eyes. The Guest is responsible for keeping the hot tub clear of debris and keeping the area around the hot tub
clear of obstructions, neat and organized. Guest is responsible for the full cost that may be due for repair
and/or replacement of the hot tub that is required as a result of negligence or misuse by the Guest, or the members of the Guest's party, above and beyond the amount of the Rental (damage) Deposit. Minors must be supervised by a capable adult age 23 or over
around the hot tub.
