UMB Vacations provides a starter set of essential items to help you settle in comfortably before your trip to the grocery store. These initial supplies include dishwasher detergent, a small packet of laundry detergent, and basic bathroom amenities (similar to hotel-size and not restocked), such as shampoo, conditioner, and a bar of soap. Each bathroom is stocked with one roll of toilet paper, and the kitchen includes one roll of paper towels. All bed linens and bath towels are provided for your stay. We recommend that guests bring their own beach towels for use at the pool and beach.

◆ Acknowledgment & Agreement to Policies
By completing this reservation, the guest expressly acknowledges that they have read, understand, and agree to be legally bound by all House Rules outlined herein. The primary guest agrees to ensure that all occupants and visitors comply with these policies.
The guest accepts full financial responsibility for any violations, damages, excessive cleaning, unauthorized occupancy, HOA fines (if applicable), smoking violations, or other breaches of this agreement and expressly authorizes UMB Vacations to charge the card on file for any applicable amounts.
◆ Minimum Age Requirement
The primary renter must be at least 21 years of age at the time of booking and must remain present at the property for the entire duration of the stay. Reservations made under false pretenses, including misrepresentation of age, occupancy, or purpose of stay, may result in immediate cancellation or eviction without refund. The primary renter assumes full responsibility for the conduct of all occupants and visitors associated with the reservation.
◆ Guest Verification
For the safety of our guests and compliance with local regulations, government-issued photo identification may be requested from adult guests. The individual who books the reservation must be present for the duration of the stay and may not book on behalf of another party.
◆ First Aid Kit
A first aid kit is located under the sink for your convenience. You are welcome to use necessary supplies; however, the kit must remain in the property for future guests.
◆ Self-Catering & Starter Supplies
This is a self-catering vacation rental. Bed linens and bath towels are provided. Limited starter supplies may be included upon arrival. Guests are responsible for laundering linens as needed and purchasing any additional consumable items required during their stay.
◆ Check-In & Check-Out
Guests must adhere to designated check-in and check-out times unless approved in writing prior to arrival. Unauthorized late checkouts may result in charges of $100 per hour or up to one full nightly rental rate.
Voluntary early departures are not eligible for refund.
◆ Occupancy Limits
Maximum occupancy for the property is [INSERT MAX OCCUPANCY] guests. Exceeding the occupancy limit or allowing unauthorized guests may result in additional charges and/or immediate termination of the stay without refund.
◆ Noise Policy
Guests must maintain reasonable noise levels, particularly between 10:00 PM and 8:00 AM. Excessive noise or repeated complaints may result in fines or eviction without refund.
◆ Parties & Events
The property is intended for residential use only. Parties, large gatherings, or events are not permitted unless expressly approved in writing prior to arrival.
◆ Smoking Policy
Smoking and vaping are strictly prohibited inside the property. Smoking outdoors must occur at least 10 feet from doors, windows, and balconies.
A minimum $500 fine plus cleaning and remediation costs will be charged for violations.
◆ Pet Policy
Pets are permitted only with prior written approval and payment of the applicable pet fee. Unauthorized pets may result in fines and possible eviction without refund.
◆ Pool / Hot Tub Usage
If the property includes access to a pool or hot tub, use of these amenities is at the guest's own risk. Children must be supervised at all times. Glass containers are prohibited in pool and spa areas.
◆ Utility Usage
Guests are expected to use utilities responsibly. Excessive or negligent use, including operating HVAC systems with doors or windows open, may result in additional charges.
◆ Property Condition at Departure
The property must be left in reasonable condition. Excessive cleaning beyond normal wear and tear may result in additional charges billed to the card on file.
◆ Personal Property
UMB Vacations is not responsible for lost, stolen, or abandoned personal belongings.
◆ Property Access
Management or maintenance personnel may access the property for emergencies or necessary service. Advance notice will be provided whenever reasonably possible.
◆ Damage Responsibility
Guests must promptly report any damage occurring during their stay. Failure to report damage may result in repair or replacement charges billed to the card on file. By booking this property, the guest authorizes UMB Vacations to process damage-related charges if necessary.
◆ Weather & Force Majeure
UMB Vacations shall not be liable for events beyond its control, including weather events, hurricanes, mandatory evacuations, governmental actions, construction, utility interruptions, internet outages, or amenity closures. No refunds will be issued for circumstances beyond management's reasonable control.
◆ No Subleasing or Assignment
The reservation may not be assigned, transferred, or subleased under any circumstances. Violations will result in immediate termination without refund.
◆ Indemnification
The guest agrees to indemnify and hold harmless UMB Vacations and the property owner from any claims, damages, liabilities, or expenses arising from the guest's occupancy or use of the property.
◆ Eviction & Refund Policy
Guests who violate House Rules, exceed occupancy limits, bring unauthorized pets, cause disturbances, or damage the property may be removed for cause pursuant to Florida Statute §509.141.
Guests removed for cause will forfeit payment for nights already occupied. Unused nights will be refunded at the time of removal, less applicable fines or damages.
